This five-bedroom, three-bathroom 1890s-built Spring Hill home with city views has a modern open plan design while retaining its original Victorian features thanks to its award-winning renovation and restoration.

With elevated city views on 498 square metres ‘Myrtle Lodge’ is unusually large for a property in a 4000 postcode and the vendor, Leanne Muller, who has lived there with her family for almost 10 years said it is incredibly quiet for its proximity to the city.

“It’s truly amazing that a home located so close to the city can be so quiet,” Ms Muller said, adding that this is despite its close proximity and easy access to hospitals, transport, parks, entertainment and excellent private schools.

“The opening of Airport Link tunnel north of the Royal Brisbane Hospital also provides easy access to the airport,” Ms Muller added.

Speaking of the renovation and restoration Ms Muller said it won both Housing Industry Association (HIA) and Queensland Master Builders awards, with the original house only about one quarter of the current property’s floor space.

“The restoration required they lift and shift the existing home to provide a usable yard as well as room for car parking,” Ms Muller said, adding that there is now off-street parking for four cars, two under cover.

“A lot of care was taken to retain the historic features of the property during the expansion as well as to recycle and re-use timbers from any demolition,” she said.

Modern elements include a remote controlled gate, intercom system, air conditioning and ceiling-integrated sound system.

“The windows, lead lights, fret work and French doors that were features of the original build have been replicated in the renovated areas with quality modern day equivalents.”

An original handmade brick fireplace was taken apart piece by piece and rebuilt to provide three working fireplaces in the completed house.

Other features typical of the era include soaring ceilings complete with ceiling roses and French doors opening onto the large northeast facing wrap-around balcony.

“You have complete flow-through from the formal dining room to the large entertainer’s deck and kitchen. We’ve comfortably had cocktails for 30 people on the upstairs deck,” Ms Muller said, adding that it has also been the perfect home for their adult family.
“The reason we bought the property is because the house has space for multiple generations without people stepping on each other’s toes.”

Selling agent, Sam Mayes from Ray White New Farm said Myrtle Lodge is particularly rare.
“We probably get only a few of these pop up each year. They are very, very rare, especially on one of Spring Hill’s best streets.”
