In a sought after pocket of Wahroonga, in the heart of Sydney’s leafy Upper North Shore, this uninhabitable property (pictured) on a 924sqm block of prime land with a 21.m frontage sold for $1.6 million, a whopping $400,000 over its reserve.
Ray White Upper North Shore director David Walker said you could now feel sentiment had shifted in the air.
“It’s quite obvious now that sentiment has changed, especially after the turbulent week that the stock market has had. I’ve already sold six houses this week alone and I still have another auction to go this afternoon. My office has sold 16 properties this month and it’s only the second week of the month,” Mr Walker said.
“Interest rates are so low and Australians have always loved the property, it’s seen as a more stable and secure asset class compared to shares, especially right now.”
Some 80 people attended the on-site auction of 11 Mahratta Ave, Wahroonga which was a small one bedroom house that Mr Walker and his team couldn’t even show buyers through during its campaign as it was deemed too unsafe.
“There was simply too much structural damage, so it’s a knockdown opportunity in every sense of the word.”
There were 10 buyers - all mostly locals - who were registered to buy the property from its 94-year-old owner who has since moved into a retirement village.
“It was the sweet spot. We pitched the house at $1.2 million which is an entry level price for Wahroonga and bidding opened at $1 million and quickly moved to $1.2 million which was the reserve and it ended up selling at $1.6 million,” Mr Walker said.
“The buyers are locals and looking to build their family home.” |

In Redfern, Ray White Surry Hills agent Jack McGhee sold this one bedroom apartment on the top floor of a low-rise complex at 27/12-16 Chelsea St today for $670,000, some $55,000 over its reserve.
Mr McGhee said there were eight registered bidders, six of them very active and it was bought by a first home buyer who had offered to buy it for considerably less prior to auction.

On a beautiful day in Brisbane, Catherine Sternfeldt, the owner of 62 Victoria St, Balmoral today sold her home of 35 years under auctioneer Phil Parker’s hammer for $1.730 million after a successful marketing campaign conducted by Ray White Ascot agent Damon Warat.
Ms Sternfeldt (pictured with Damon Warat) actually bought her property for $79,000 at a Ray White auction.
Mr Warat said there was a big crowd gathered in the front yard, consisting of 14 registered bidders.
Four bidders were active in the fast and furious auction which was all over in less than 10 minutes. Auctioneer Phil Parker took the first bid of $1 million and saw the swift auction move quickly with 17 bids in total. |

Meanwhile, in Brisbane’s leafy western suburbs, Ray White Paddington sales doyenne Judi O’Dea and co-agent Michael Kleimeyer (pictured above with their buyers) welcomed 12 registered bidders to the auction of this gorgeous renovated cottage at 18 Woolcock St, Red Hill which sold for $864,000.
The winning combination of Ms O’Dea and her agency principal and auctioneer George Hadgelias together boast an almost 100 per cent clearance rate since she moved to Ray White in January.
There were at least 80 people in the living room, and the winning buyers will move from nearby Petrie Terrace.
“They are over the moon with their new home. The seller has done an incredible renovation and they have moved back to Melbourne,” Ms O’Dea said.
“I love working with George Hadgelias, he’s such an experienced auctioneer who knows and loves our Paddington buyers. He’s very funny, relaxed and yet so intuitive,” she said.

In inner city Brisbane, this cute three bedroom workers cottage at 14 Bale St, Albion today sold under the hammer for $760,000.
Ray White Wilston principal Alistair Macmillian said there had been 120 inspections of the property during its four week auction campaign.
There were 14 registered bidders today, five of them were active, with strong interest first home buyers and locals attracted to its proximity to the city, now with a dedicated bike pathway off Bale St that extends from Woollowin to the CBD.
“Albion is such a great location and the state government is literally pumping hundreds of millions into the upgrade of the local train station,” Mr Macmillian said.
“We have noticed a lot more confidence from buyers since the election, in fact, we have seen a 75 per cent increase in our open home numbers.
“Now we are seeing buyers commit, whereas prior to the election it was like trying to nail jelly to a tree. |

Heading to the glorious southern end of the Gold Coast where super agent Troy Dowker of Ray White Mermaid Beach today sold this immense house-like ground floor apartment with a 20m frontage with ocean views at 1/351 Golden Four Dr, Tugan for $2.5 million.
This is the highest record auction sale of the Ray White Group so far this week.
There were six registered bidders, and two of them were active in the hunt.
Mr Dowker said the Brisbane-based buyers were actually heading overseas today and they had their son bidding on their behalf for what will now become the family’s four bedroom holiday home. |

Still on the Gold Coast. Ray White Surfers Paradise high performer Jackson Paradise sold the sprawling canal front home at 35 River Cres, Broadbeach Waters on more than 1000sqm of level land for $1.250 million.
There were six registered bidders and five of them were active bidders in the crowd of 40 people.
The protracted auction took more than an hour to complete but veteran Ray White auctioneer Peter Camphin kept the crowd entertained and he ended up knocking his gavel down at $1.250 million.
Mr Paradise said the Paris-based buyer (pictured here with Jackson Paradise and Peter Camphin) only saw the house for the first time on Wednesday.
She was planning to move home to the glorious Gold Coast in a year or so.
“We had 75 groups through during the campaign and eight offers prior to the auction but the buyer only saw the house on Wednesday and bought it today. Buyers are very confident at the moment and to have six registered bidders is a good sign of the times," Mr Paradise said. |

Across the Ray White Group, the highest number of registered bidders today was in Melbourne where some 22 registered bidders descended on the semi-rural 2.4ha acreage property at 56-62 Ashley Road, Yarrambat, 23 km north-east of Melbourne's CBD.
Ray White Diamond Creek director Alan King said of the 22 bidders, nine of them were active in the property which had the potential to be sub-divided into 1ha lots.
“Two neighbours were bidding and one eventually bought it for $1.420 million,” Mr King said of the auction with a total of 50 bids.
“We had good interest during the campaign. The power of the land’s potential brought out the buyers. The generous land size delivered incredible choices." |

Tess Maxwell, sales consultant at Ray White Rowville, also had a terrific auction today at 53 Bridgewater Way, Rowville (pictured above) which sold for $816,000.
In a condensed two week campaign, the Melbourne agent welcomed more than 100 groups through and had eight registered bidders on the day.
“Seven of the eight bidders were active, which made for an exciting auction with some 50 bids all up. We have seen big spikes in numbers of people at our opens,” Ms Maxwell said.
Her sellers - two brothers who inherited the house from their grandparents - were thrilled with the result given recent comparable sales of $590,000 to $640,000.
“The property went on the market in the mid $600,000s and continued up to $816,000, so it was a great result,” she said.
“Stock is low but our office has proven that our process and auction skills dominate the results of our competitors.” |
