THE race that stops the nation is also putting the brakes on Ray White auction volumes this Saturday.

Across the country, 226 Ray White properties are scheduled to go under the hammer which includes 45 auctions in Victoria where Melbourne Cup fever is rising.

Ray White Preston’s Chris Vlahos is taking a solid brick three-bedroom home (above) to auction at 11am with a price guide of $850,000 to $900,000.

The single-level property at 9 Goulburn Ave, Reservoir is on the fringe of the popular Oakhill Estate.

“It’s on a sizeable block at 680sq m and it’s priced to sell,” Mr Vlahos said.

“There’s great potential for investment, in proximity to Summerhill Shopping Centre and just falling on the Oakhill Estate fringe so it’s in a good pocket.”

Double the number of Ray White auctions are scheduled to occur on Saturday across New South Wales, with 90 properties going under the hammer.

A standout waterfront estate (above) at 125 Fowler Rd, Illawong is going to auction at 3.45pm through Ray White Menai’s Gavin Ottaway.

“It’s a marquee property for the district,” Mr Ottaway said.

“The size of the land, water views and estate-style feel to the property are amazing and it’s a high quality build.”

The sellers built the five-bedroom, three-bathroom home on the 1,993sq m site around 20 years ago.

Mr Ottway said he’d held more than 100 inspections of the property, with families showing the greatest interest.

At 50 Pearce St, Baulkham Hills is the “bumper” 3pm auction of an 840sq m corner block property with a single-level family home (above).

“It’s attracting plenty of downsizers looking to move into the area and we’ve got a strong database of people wanting this type of property,” Ray White Castle Hill’s Robbie Awad said.

“Baulkham Hills has always been Castle Hill’s younger brother, but it’s very family-oriented, and not as busy or congested as Castle Hill. We’ve had over 100 groups inspect the property.”

Downsizers are also keen on a sub-penthouse in Perth’s beautiful lifestyle suburb of Mount Pleasant.

The 247sq m home (above) at 1 The Esplanade is going under the hammer at 11am, with a price guide in the $1.2 millions.

Ray White Fremantle’s Noel Rogers said the house-size apartment, in a private northeast corner of a boutique complex, captured the incredible water outlook.

“It’s a combined 247sq m of internal and external areas, which I think could be about double the size of most three-bedroom, two-bathroom apartments,” Mr Rogers said.

“It’s also in a precinct where quite a few brand new apartments are being built, but they’re expensive and also very tiny. It’s very attractive for people downsizing with large families who come to visit.”

More than 60 Ray White auctions are booked in across Queensland this Saturday, including the 3pm call of a dual living Queenslander (above) at 5 Brae St, Coorparoo.

“It’s a 1920s original, renovated for dual living so there’s a kitchen upstairs and downstairs,” Ray White Holland Park’s Ben Smith said.

“It’s also within walking distance to the cafes, shops and restaurants at Coorparoo Square.”

Mr Smith said Coorparoo had experienced a 30 per cent growth over the last decade so there was great confidence in the market.

A “diamond in the rough” in an exclusive pocket of the Gold Coast’s Mermaid Beach is going to auction at 10am.

“It’s the best buy in Mermaid Beach for a long time,” Ray White Mermaid Beach’s Guy Powell said of the two-bedroom, one-bathroom unit (above) at 2/78 Petrel Ave.

“It’s had good interest because of what it is; it’s appealing to a lot people and it does require a fair bit of work. For anyone who wants to roll up their sleeves and get their hands dirty, there is definitely profit to be made.”

Ray White Semaphore’s Eileen Mousley is taking 34 Teakle St, Exeter to auction at midday.

“It’s been styled and painted throughout,” Ms Mousley said.

“It’s been tenanted for around ten years and is just off Semaphore Road so it’s handy to shops, cafes and public transport. Everyone who has looked at it has thought it’s a really nice solid home and they’ve loved the character.”
