After selling $110 million worth of property last financial year, Ray White Broadbeach agent, Sam Guo, was announced as the Group’s number one performer internationally this month.

The Chinese-born agent has a distinct edge when it comes to selling properties. With around 35 per cent of his listings sold to Chinese investors, Sam has grown his profile on We Chat to attract buyers via the social media app.

The biggest transaction to come from We Chat was the $11 million sale of ‘Summer House’ in July.

“We Chat was a revolution for the Chinese people,” Sam said. “It’s so easy and instant to communicate with buyers. The person who bought Summer House was told about it by their friend who saw it on my We Chat page.”

Sam’s profile has become such a reliable source of Gold Coast property for the Chinese, another buyer recently purchased via We Chat without even viewing it.

“The buyer was in China and was interested but couldn’t get over to Australia to view the property. I went to the house and called her on FaceTime, walked her through the whole property, showed her everything. It was perfect for her so I sent her the Contract and went through each page with her.

“The day she picked up the keys was the first day she actually saw the property in real life.”

That property was a $2 million sale. And there are far more homes sold through the app - Sam estimates he sold $20 million worth of property via We Chat last financial year.

“We Chat is only going to get bigger. This weekend I have a couple coming up from Melbourne who want to look at Gold Coast property because someone who follows me on We Chat referred them.

“Last weekend I took a couple from Sydney around the Gold Coast and they had also been referred to me,” he said.

Starting his real estate career in 2005, and joining Ray White in 2013, Sam’s entry into real estate wasn’t a conventional one.

“When I came Australia in 2002 I had very little English. I had to go to language school before I could go to University. Then, one day my friend said to me ‘Sam, you should get into real estate.’ My initial response was ‘what is real estate?’. When she explained it to me, I thought it sounded interesting.”

Now 11 years on from his humble beginnings, Sam has performed better than every Ray White agent across 1,000 offices and ten countries.

“I remember when I joined Ray White in 2013 I was invited to the annual awards. Obviously I wasn’t in contention then, but I was told ‘you will be up there next year’. To go from spectator to number one internationally in three years is something I really cherish,” Sam said
