RAY White Melton have defied all the doom and gloom predictions by selling two titles together for a record price of $1,426,000 within 24 hours at 52 and 54-56 Exford Road in Melton South.

“To sell a property for a record suburb price within a day is an outstanding achievement no matter the market conditions – buyers do still want to buy,” said Ray White Melton Sales Agent Abdul Abdo, who managed the sale along with fellow Sales Agent Dimitrios Kallitsis.

“This all stemmed from a previous auction we called at 18 Church Street where the eventual under-bidder expressed his desire to secure a property having missed out on that one.

“I discussed with him what his needs were – a big block of land – and, prior to Stage Four restrictions, I literally got in my car and drove around and offered him many examples of what was on offer.

“I eventually came across 52 and 54-56 Exford Road in Melton South and the block size - two titles in-one-line - ticked all the boxes of what the buyer wanted.

“I got in contact with the vendor of those titles and they were indeed planning on selling but were hesitant given the Stage Three restrictions (at the time) in Victoria.

“After a few evidence-based discussions, they found the confidence to understand that despite everything, demand is still outstripping supply and that we have a deep and active buyer pool.

“From there everything happened in a flash – and before we knew it the deal was done within a day – to the delight of both parties.”

Ray White Melton Director and Auctioneer Joe Mavrikos said vendors and potential vendors should take this sale as a barometer of the confidence that remained in the market.

“There’s no doubt that cashed-up buyers are still actively looking to secure their next property in a market that’s definitely under-supplied,” Mr Mavrikos said.

“It also proves why auctions are so powerful, because it’s fair to say if the buyer of this property hadn’t attended the auction at Church Street, this deal may never have happened.
