THE RAY WHITE Group has 169 auctions scheduled this Saturday with Sydney set to steal the show once again.

Spring selling season continues to produce strong clearance rates in most markets while average registered bidders hit record highs nationally.

Last Saturday, the Ray White Group - which can boast a 30 per cent auction market share nationally - recorded a 67.8 per cent clearance rate with a whopping 4.8 registered bidders per lot.

Low stock levels are struggling to keep up with intense buyer demand. The group expects property activity for the balance of the year to be stronger than it was pre-covid.

The Ray White Upper North Shore team who have had some exciting under the hammer sales in recent weeks. This weekend, Director David Walker expects to continue the streak at the auction of 8 Terrigal Ave, Turramurra.

The original condition and character features of the three bedroom bungalow have been drawing young buyers from across Sydney. Mr Walker has overseen more than 100 inspecting groups throughout the campaign while the house has a $1,650,000 price guide.

“It’s in completely original condition and as of this year has just turned 100 years old,” Mr Walker said.

“It’s being offered for the first time in 55 years so younger couples and families are jumping at the chance to get their foot into one of Sydney’s premium suburbs.

“Every single buyer who has come through has loved the feel of the house and are planning to renovate the property and add their own value as they see its potential.”

Young couples looking for their first home have been flocking to 7/92 Shepherd St (pictured above) in the well-known Chippendale Mews building. Ray White Surry Hills | Glebe | Alexandria | Erskineville Director Ercan Ersan has given the two bedroom converted warehouse a price guide of $900,000 to $950,000.

“It’s got everything you want in a true warehouse conversion - high ceilings, huge box windows, concrete floors and exposed timber beams,” Mr Ersan said.

“Young buyers are responding really well and so far we have had about 100 groups through the apartment which is one of only 14 in the old lolly factory.”

In the north western suburbs of Sydney, Ray White Castle Hill Agents Sara Perry and Karl Anthony have buyers lining up to inspect 2 Skye Court, Kellyville (pictured above). Ms Perry said she is confident of a sale after overseeing 50 inspections of the five bedroom home.

“The amazing space and great location of the Duncraig Estate have been the big draw cards for buyers. It’s been really popular with upsizers and families,” Ms Perry said.

The 10am Kellyville auction will be conducted by Ray White Auctioneer James Kerley.

In the afternoon, Ray White Bankstown Agent Craig Stephenson is confident 83 Gascoigne Rd, Birrong will draw plenty of bidders as Bankstown Director Tony Roumanous calls the auction. The Bankstown agent said he has had more than 70 physical inspections in just three weeks.

“The majority of buyers have been those with families but we have had the odd investor and a few who are looking at knocking it down and building a duplex,” Mr Stephenson said.

“The location is really selling the house, it’s close to schools, public transport, the local leisure centre and shopping centre.”

In Melbourne Ray White members have 11 auctions booked. Last weekend the group had just one auction go ahead in Melbourne, so this weekend’s number marks the beginning of an increase in auctions in the Victorian capital.

There’s 300 booked across October and November in Melbourne alone. Melbourne Metro offices are still closed, with all work (including online auctions) still performed from home.

Regional Victorian auctions can have up to 10 attendees and must be outside but we're recommending all offices stay online only.

So with one on one private inspections now back many agencies are using the time to engage as many buyers as possible which will lead to an influx of under the hammer sales in coming weeks.

Of the 11 Melbourne auctions scheduled, the Ray White Carnegie office is set to have the highlights of the day. Carnegie Partner Josh Hommelhoff has been taking a number of first home buyers through 46A Morgan St, Carnegie (pictured above).

The three bedroom Carnegie house is listed with a price guide of $950,000 to $1,045,000 and has also been popular with those upsizing from apartments.

“The house is rare in this area because it’s on a subdivided block of over about 200sqm,” Mr Hommelhoff said.

“It also has all the convenience of a townhouse but is freestanding and has no owner’s corporation - things like this just don’t come up often.”

Ray White Carnegie Director Matt Hurlston will be conducting the auction online from his home.

Fellow Carnegie agent, Tom Grieve will be fronting the camera in his garage to call the auction of his own listing at 1B Fifth St, Parkdale.

The two bedroom townhouse has again been popular with first home buyers but has also attracted some investor interest and a buyer wanting to relocate closer to the beach.

“As soon as private inspections were allowed, we hit the ground running and had 15 people through during the first day while still keeping with restrictions,” Mr Grieve said.

“So far, we have now had 30 groups within two weeks. It is a great side-by-side townhouse with good space, plenty of natural light and represents good value with the $700,000 to $770,000 price guide.”

In Brisbane, there will be auctions targeting every segment of the market on Saturday including first home buyers, downsizers, renovators and established families.

On the list of ones to watch is 18 Thorne St, Windsor (pictured above) which will be going to auction through Ray White New Farm Agent Steven Webster. New Farm Principal Haesley Cush will be conducting the morning auction.

Mr Webster has had interest from both sides of the buyer spectrum with first home buyers and downsizers both keen to get their hands on a slice of Windsor real estate.

“Downsizers want something well looked after and easy to maintain and it’s in great condition for its age,” Mr Webster said.

“First home buyers like that it is close to the local school and in a good location. They see Windsor as somewhere that has consistently performed well in the market, making it a good investment.”

For those serious renovators, Ray White Metro North Agent Zac Muller has a sought after fixer upper at 78 Railway Pde, Norman Park. While the property can’t be knocked down, Mr Muller said it does offer buyers a chance to get into a premium Brisbane suburb.

“We have had really strong enquiry and there has been no shortage of buyers keen to take on a renovation project,” Mr Muller said.

“Interest has mostly come from those renovators who understand the age of the property and see the potential of a blank canvas they can make their own.”

Metro North Principal David Treloar will call the Norman Park auction.

A dream home awaits for the future owner of 20 Sturt St, Kedron. The 607sqm block of land on Brisbane’s north will be going to auction this weekend through Ray White Lutwyche Agent David Lazzarini.

Mr Lazzarini said he has had enquiries from all over Brisbane with buyers eager to snap up the perfect parcel of land for their future home.

“Most of the buyer interest we have received is from people wanting it as a position buy to build their forever home and enjoy the best part of the Avenues on the park,” Mr Lazzarini said.

“There has also been a sprinkle of those who want to buy, build and then onsell.”

The Lutwyche Agent said the land has been popular because of its potential.

“It is a level parcel with a 20m wide frontage which allows more design scope and sewer and water services are at the front so there are no pipes across the block meaning there is potential for a pool," Mr Lazzarini said.

With 12 auctions scheduled for the weekend, Adelaide is on track for a great weekend of outstanding auction results.

Ray White Norwood Agent Ryan Stapleton is feeling confident about putting away three for three this weekend beginning with the auction at 28 Wells St, Stepney (pictured above).

Mr Stapleton has already overseen 50 inspections on the three bedroom character home and said interest has come from a mixed range of buyers.

“I have had interest from first home buyers, downsizers and investors. The character features are a big draw card but it’s also really well positioned and close to the city,” Mr Stapleton said.

The Norwood Agent has also had strong developer and investor interest on both 8 Nurrowin Drive and 14 Grenada Avenue in Ingle Farm.

Mr Stapleton is predicting the Nurrowin Drive auction will be the strongest of the three. Ray White South Australia Chief Auctioneer John Morris will be calling each auction.

In Croydon, Ray White Woodville Principal Peter Kiritsis has had 45 groups through 16 Hurtle St and is expecting another 15 during Tuesday night’s inspections.

Mr Kiritsis said the home has attracted both first home buyers and families wanting to buy in the sought after suburb.

“Buyers are loving the character features and solid brick extension on the house but most of all the location has been bringing people in,” Mr Kiritsis said.
