Panoramic views, private boatshed and a rooftop putting green

Two hundred and seventy degree panoramic views of Brisbane Water astound in this architecturally-designed home, on the market for the first time ever.
With 22 metres of absolute waterfrontage, the 400 square metre home sprawls across six levels and includes a deep water jetty with private boatshed, pool, spa, and rooftop terrace doubling as a private putting green.
The property’s vendor, Michael Robillard, commissioned the architect to design the five-bedroom, two-bathroom home with instructions to maximise the views and liveability of the 800 square metre Point Clare block.
“The first thing people say is ‘Wow, look at that.’ And it really does have that wow factor everyone talks about,” said Mr Robillard.
“You awake to spellbinding sunrises every morning and the sound of gently lapping waves,” he said, saying the views stretch from the Gosford Marina down to Lion Island and Barrenjoey Lighthouse.
“The northern sun comes right across the property and warms the living areas during the cooler months so no heating is required.”
Speaking of the building’s 10 metre height, he noted, “The rooftop deck and stunning views are irreplaceable under current council building codes.”
“The planning laws have changed. When we built the property the allowed building height was 10 metres and that has now been reduced to 8.5 metres.”
“If you built the house today, under existing codes you wouldn’t get three stories on there either,” he said, adding that this meant the purchaser would never have to worry about being built out by neighbours.
After living at the property for 13 years, Mr Robillard and his wife have now decided to downsize.
“It’s a fabulous family home but it’s time to pass the privilege onto someone else,” he said.
Selling agent, Andrew Macdonald of Ray White Point Clare said the property has proven popular among those from Sydney’s Northern Beaches and North Shore.
“There are a lot of locals that would like to move up to the waterfront, however they are competing with hungry Sydney buyers who are inspired by the views,” he said.
“The pictures tell a thousand words. It really speaks for itself.”
“Noonan Point is a really tightly held enclave as it’s only 10 minutes to the M1 and 20 minutes to the Ettalong ferry to Palm Beach” he said, adding that Point Clare railway station is only 10 minutes’ walk.
Speaking of local schools Mr Macdonald said Point Clare Public is highly regarded and a big selling point while Gosford Selective High and Central Coast Grammar are also close by.
Other features include a home theatre, home office, ducted air conditioning and gourmet kitchen with European stainless steel appliances.
The property will go to auction on 26 March 2017 with a bidding guide of $2.6 million.
