AS AUCTION restrictions start to ease across New South Wales, Ray White members are cautiously optimistic for the weekend action.

Across New South Wales open home inspections will resume this weekend with a minimum of six pre-booked attendees, a relaxation of the previous two person private inspections. In Queensland, Ray White members will also be holding ‘controlled inspections’ of six people, including the agent.

The leading team at Ray White Erskineville | Surry Hills | Alexandria haven’t skipped a beat during iso and this Saturday the team will again begin holding on-site auctions in a controlled setting.

Physical auctions will be held at 33a Pearl St, Newtown and 3/1 Cardigan Lane, Camperdown (pictured above) and all attendees must first flag their interest to attend with the agents to control the crowd.

Ray White Erskineville | Surry Hills | Alexandria Director Ercan Ersan said the Camperdown townhouse, with a price guide of $1 million, should attract between five and seven registered bidders.

“It’s mainly young couples and first home buyers that we’ve seen interest from because it’s a really good middle ground for those who don’t want to be in an apartment but are priced out of traditional housing,” Mr Ersan said.

The Erskineville | Surry Hills | Alexandria Director also said he was thrilled on-site auctions and open homes could resume after six weeks of restrictions on the real estate industry.

“Six weeks ago when restrictions came in it was tough to sell anything because of the unknown and we were still adapting,” he said.

“Since then we’ve really adapted well and since the transition to online we’ve sold 14 of 16 properties under auction conditions. But it’s great news that we can now do open homes and onsite auctions.”

Fellow Erskineville | Surry Hills | Alexandria Director Shaun Stoker is representing the three bedroom Newtown apartment at 33a Pearl St with a price guide being quoted at $1.5 million.

“Interest has been great on this one, we have two high quality, genuine bidders registered already after 18 private inspections - mostly from professional couples,” Mr Stoker said.

Ray White Drummoyne will still be using the online auction method for the three bedroom cottage at 30 Byrne Ave, Drummoyne but sales agent Chris Wilkins was confident the sale will be just as competitive as an on-site auction.

Mr Wilkins said already he has had 47 private inspections and is giving out a price guide of $1.75 million.

“We’re seeing all younger families for this one which is only one of the demographics we have in Drummoyne as there is quite a mix - you get $30 million waterfront houses to two bedroom units here,” Mr Wilkins said.

“This particular house has attracted buyers because it’s well priced and there is no work that needs to be done, it’s close to schools, shops and restaurants and the layout is great.”

In Victoria, the north side team at Ray White Glenroy have two online auctions coming up this weekend. Glenroy sales agent Omer Koksal said both properties have attracted quality buyers throughout the campaigns.

With a price guide of $480,000 to $528,000, the agent is expecting between 10 to 15 online bidders for the renovator’s dream at 7 Byfield Close, Gladstone Park.

“It’s entry level into Gladstone Park which is a competitive market. I’ve had more than 40 private inspections so far and 10 contracts sent out so it’s looking really positive,” Mr Koksal said.

He said interest has been coming mainly from young couples - especially those with a trade background wanting to finish the in-progress renovations on the house.

Mr Koksal is also selling the four bedroom Broadmeadows home at 5 Stamford Court (pictured above) which he said has three registered bidders so far and a price guide of $580,000 to $638,000.

He said the spacious home has attracted large families and first home buyers looking for an easy, entry level house.

Ray White Glen Waverley is marketing the five bedroom property at 1 Notre Dame Pde, Mulgrave (pictured above) - also attracting large families - with a price guide of $900,000 to $950,000.

“We’ve had a mixed crowd including young families and young professionals who I think will be the strongest contenders,” Ray White Glen Waverley Partner Marc Lum said.

“It’s a nice estate and good community and having that fifth bedroom in an estate that usually has only four bedroom houses along with the low stock has really brought the quality buyers out.”

Glen Waverley Director Andrew Davies is also confident about the four bedroom family home at 8 Aston Health, Glen Waverley being sold through Area Manager and Senior Auctioneer Danny Zhang.

In South Australia, Ray White North Adelaide Principal Rachel Lawrie and Sales Associate Pan Katranis are preparing for the office’s first online auction at 5 Katrina Avenue, Klemzig.

The Klemzig home has already attracted seven registered bidders and Ms Lawrie is expecting another three on the day.

“It’s definitely the best campaign we have had for a while and so far the idea of an online auction has been received exceptionally well,” Ms Lawrie said.

“We’ve had a really good mix of buyers from developers to upsizers and young couples.”

As restrictions begin to lift in other states, the North Adelaide principal said she intends to continue doing one on one inspections after finding they brought in more genuine buyers.

“We’ve decided that we are going to keep doing one on one viewings because we are finding that we are getting good buyers and extremely good feedback from sellers,” she said.

“We are now getting more qualified interest because we've screened them and by the end of the half hour inspection they are registering as they walk out.”
