FRESH faces at Ray White Melton, Joe Mavrikos and Jae Doyle have brought a wealth of experience to Melbourne’s outer-west real estate market, translating into a listing that only lasted 10 days on the market.

Sold through Mr Mavrikos, the French Provincial-style mansion at 20 Pacific Place, Taylors Lakes was snapped up quickly by a Melbourne based buyer at a sale price between $1.3 to $1.4 million.

Mr Mavrikos said he chose to market the property through an expression of interest private sale method to create buyer urgency and the moment the listing went live there was no shortage of enquiry.

“The enquiry level was great despite all the coronavirus uncertainty and lots of negative news so it just goes to show that buyers are still actively looking,” Mr Mavrikos said.

“We did over 20 private inspections to a real mixture of demographics, we had both out of town and local buyers and lots of families. We were able to deliver a sale that was above the vendors expectations in just 10 days.”

Buyers were attracted to the high quality build of the property as well as the prospect of entering a tightly held pocket of real estate in Melbourne’s west. But Mr Mavrikos said what really made the property stand out was the combination of marketing strategies implemented and the Ray White network.

“Thinking back, what made this home receive so much enquiry and made it sell was the way it was marketed,” he said.

“What we did was a combination of professional dusk photography, videography and the 360 degree virtual tour of the property which proved to be a very effective marketing mix.”

“Buyers were able to interact with the property from the front driveway all the way to the rear fence and could go through each room and visualise the space before coming out to see the home in full.”

Melbourne local and buyer, George Raftopoulos said his experience was excellent despite times being tough in the real estate industry.

“We hadn’t been actively looking but the opportunity just came up and in terms of the experience Mr Mavrikos was great, he was proactive, quick to attend to our queries, very accommodating and took his time to make sure we were all very comfortable,” Mr Raftopoulos said.

The impressive sale flew in the face of recent real estate market crash predictions with Mr Mavrikos saying that the vendor is absolutely thrilled with the result.

“It’s just fantastic because some people in the area were saying that you are going to struggle in today's market but going off my recommendation that if we market the property properly, we were able to generate exposure and excitement and get the people there,” he said.

“The vendors were just so happy with the offer in the end that they pulled the trigger and did not wait, the price they got was fantastic, even in a hot market.”

Despite being worried about how recent events would affect real estate prices, the seller decided to push on with the sale and was relieved to find that there was no shortage of genuine buyers on the market.

“We were in a strange situation with COVID-19 restrictions being announced and the banning of auctions, we were unsure if we should proceed or stop the sale till a later date,” the seller said.

“We had a meeting with Joe and his knowledge of the whole COVID-19 situation and his confidence made us feel so at ease with the whole process.

“We decided to go for an expression of interest private sale knowing that Joe’s professionalism and commitment to the sale will prevail and it did as ten days later the property sold and we got over our asking price.”
