A landmark residence set upon two lots has hit the market for the first time since 1915.

“The property has only sold once in its history. It was built in 1913 and sold to the current owners two years later.

“It’s an iconic property in the area and is well known for its gardens which spread over the two blocks,” Danny Grant, selling agent at Ray White Lower North Shore said.

In arguably the best street of Artarmon, 12 Harden Road sits on nearly 1400m² of conservation land and has price expectations around $2.5m.

“There are two lots of around 700m². The house sits on one lot and the second lot is completely undeveloped, aside from the gardens.

“Whilst council will want you to be sympathetic to the existing heritage house, buyers have the opportunity to subdivide and build a second home on the vacant lot. The re-sale potential could then be around $5 million with two properties and two titles,” Danny said.

A heritage listed property, the home is one of only a few in the area that are federation buildings.

“The heritage listing does not prevent buyers from extending and updating. This is a rare opportunity to secure a federation home because the majority of properties in this area are 1920s bungalows,” Danny explains.

Danny says the size of the land itself is a rarity in the Lower North Shore and he anticipates it will generate interest among local buyers.

“Typically, buyers who are looking for big blocks have to look in the Upper North Shore because they simply don’t exist here. Even after a subdivision these blocks are larger than most in the area.”

Going to auction on 12 July 2014, the property features four bedrooms, two bathrooms and parking for two cars. Both blocks have street frontage and the extensive gardens include a tennis court and level lawns.
