What are your go-to property marketing methods that you present to your clients?
Over 30 years in the industry, I have seen too many sellers compromise thousands of dollars on sale price for the sake of saving a few hundred dollars on marketing. I recommend a thorough but not extravagant marketing program incorporating a strategic mix of digital, print and direct advertising to draw the strongest interest from our target market.
Specialising in rural property sales, I place high value on clear and concise maps and photographs that provide buyers with accurate information. These images are then incorporated across most marketing mediums.
Tell me about a unique success story?
After three months of trying the sell their Murray River frontage property, the owners called me for some advice and recommendations. I listed the property utilising the Openn Negotiation method and within three weeks obtained an acceptable offer over $1,200,000. The owners were thrilled with the outcome (obtained during the Covid-19 restrictions) and the buyers are just loving their piece of paradise on the river.
What’s the one thing you know now, that you wish you knew when you first started out?
People don’t care how much you know, until they know how much you care.
What is your outlook for your core markets over the next 12 months?
Overall, I believe the regional Victorian property market will continue to strengthen. Our rural sector will of course be vulnerable to the season and availability of irrigation allocations. Commercial property (especially retail) will need to adjust as we crawl our way through the post-Covid challenges.
