Description. Irrigated level farming and grazing country 65 kilometres east of Goondiwindi with bitumen sealed all weather access.
House. The property is improved with a steel framed two storey modern home with 4 bedrooms, kitchen, lounge, dining, large verandahs and inground pool.
Shed. There is a large steel framed drive thru shed with approximately 900m² floor area. About 220m² is concreted with 3 phase power connected and toilet and shower amenities. There is a large rain water storage tank with about 197000 litre capacity.
Feedlot. There is basic feedlot with improvements in place for the 1000 head licensed feedlot. A bore with 24 Megalitre allocation is equipped to run the feedlot.
Cattle yards. There is a steel set of cattle yards on the property capable of handling about 300 head.
There is a cattle crush under cover and loading ramp.
Irrigation. There are 5 Zone C water allocations from the Macintyre Brook totalling 203 Megalitres.
This is distributed by a diesel driven pump at the Brook pumping to a 7 span T/L centre pivot with very low hours. The pivot covers approximately 45 hectares.
Country. The country comprise about 150 hectares brigalow belah scrub soils in the northern corner running to forest grazing in the west lightly timbered. The balance open country is loamy red to brown clay soils with native pastures established. Clover is prolific in season.
Fencing. The property is fenced on the boundary and internally with cattle proof fencing of shire standard.
Country Development. There is some lightly timbered country around the feedlot and cattle yards that could be further developed. The balance is generally fully cleared.
Water. The property has a significant 203ML allocation from the Macintyre Brook licensed from the Coolmunda Storage. There is also a 24 ML bore allocation for commercial use. The property also has a large central open storage area catching and holding rain runoff in better seasons. It could cover up to 50 hectares. The property is considered to be extremely well watered.

The property is for genuine sale as ill health forces retirement.
