"Melrose" is positioned on the edge of the spectacular New England gorge country, approx. 40 kilometres from the regional city of Armidale.

Historically, the property has been used for grazing, running a self replacing cow herd annually turning off heavy weaners into local markets. The property is sub-divided into 5 paddocks with approx. 7km of new boundary fencing. Stock water is supplied by 11 earthen dams and access to seasonal holes in Postmans Creek.

Improvements to "Melrose" consist of a 2 stand steel framed shearing shed with gas hot water, septic & 22,500 litre rainwater storage. The shed is in excellent condition and has been converted for extended camping trips and storage options. There is a new 4 bay machinery/ hay shed with gravel floor and 22,500 litres of rainwater connected. Cattle yards are of steel construction and include loading ramp & crush with head bale.

The property offers a diverse range of native timber species which thrive in the climatic conditions. These include; Red Gum, Blue Gum, Apple Box, Yellow Box, White Box, areas of Stringy Bark & Eucalypt.
