Not only can renovations make your life easier and lift a space but they can also add significant value to your home. It can be tempting to tackle it all at once as soon as you move in but rushing through renovations is never a smart move according to Ray White Wetherill Park agent Mathew Bell.

Know your situation

Mr Bell said it’s essential to think of your situation first. Do you have children, are you single or do you have pets? These factors will influence how you should renovate your home.

“If you're a family with kids, trying to do any major renovations once you've moved in will be near impossible,” Mr Bell said.

“If you're a young couple and are happy to live in a building site for months at a time, buy something old and work the renovations around your timeline and budget.”

Tackle the major things first

Mr Bell also added that new homeowners should always look past the cosmetic inclusions and focus on the kitchen and bathroom as these will be the most expensive items to renovate in the home.

Expect to do some renovations

To get the best value for money, Mr Bell recommends not trying to tick all the boxes, just tick the majority.

“So many times we see buyers weekend after weekend trying to find the perfect home,” he said.

“Usually it's a case of ‘it didn't tick all the boxes but sold for less than what we thought and we are kicking ourselves for not buying it.”
