CoreLogic records show Melbourne is the busiest city for homes going under the hammer this week as it tracks 735 auctions across the city including the potential sale of 1/496 Dandenong Rd, Caulfield North.
Saturday’s 10am auction of the double-storey two bedroom apartment is attracting an exciting level of enquiry according to Ray White Carnegie agent and auctioneer Tom Grieve.
“We’ve had really good numbers through and in terms of those numbers, we haven’t had an auction this busy in a long time,” Mr Grieve said.
“When it comes to two bedroom homes, people want the location and either an extra parking space, second toilet or a courtyard. To find all of those elements in the one property, they don’t come up that often.”
Mr Grieve said interest in the property, which has a tram almost at the door and is metres to Malvern Central, had been received predominantly from young couples and investors.
The indicative selling price is $550,000 - $600,000.
Half an hour later in Adelaide is the auction of a beautiful 1915 villa at 66 Henry St, West Croydon.
Ray White Adelaide Group agent and auctioneer George Kargiotis said more than 120 groups had inspected the property and the campaign had “blown off the charts”.
“People are drawn to the amount of character the property has with its ornate ceilings, double drive, corner block, and 646sq m of land within 3kms of the CBD,” he said.
“West Croydon is on the rise, with the café culture and shops taking off there’s a great community feel.”
Ray White Balgowlah director Andrew White is looking forward to the 12.30pm Sydney auction of 15/14-18 Angle St, Balgowlah.
The three-bedroom, two-bathroom townhouse is part of a boutique complex at the end of a cul-de-sac which is within walking distance to cafes, shops and restaurants.
“We’ve had bidders pre-register for the auction,” Mr White said.
“The property has a really nice outdoor area which attracts a lot of morning sun, it’s also quiet and in a central location of Balgowlah.”
Balgowlah is a high demand market, popular with families and only 12kms northeast of Sydney’s CBD.
“This is a really good entry-level buy for a young family looking to move out of an apartment,” Mr White said.
The auction price guide for 15/14-18 Angle St, Balgowlah is $1,250,000 - $1,300,000.
North to Brisbane where an immaculate four-bedroom, two-bathroom home will go under the hammer on Saturday afternoon.
The 599sq m corner property at 3 Dangar St, Belmont has a wheelchair-friendly granny flat with ensuite.
“This property has attracted downsizers wanting to move from a high-set to low-set home, as well as an enormous number of couples,” Ray White Tingalpa’s Simon Pearson said.
“Belmont is a suburb nearly forgotten as it’s dwarfed by its big brothers of Carindale and Carina, yet it’s the same distance or closer to the airport and CBD.”
