Under the hammer this Saturday
THE most famous block of land in Perth, if not Australia, is going under the hammer this Saturday as one of more than 200 Ray White properties scheduled for auction.
THE most famous block of land in Perth, if not Australia, is going under the hammer this Saturday as one of more than 200 Ray White properties scheduled for auction.
The “super block” at 2 Bay View Tce, Peppermint Grove was purchased in 2007 for $22.7 million.
Ray White Dalkeith-Claremont director Vivien Yap has fielded interest from a number of keen parties.
“We have every confidence of selling this wonderful property under the hammer,” Ms Yap said.
“Enquiry has come from local, interstate and overseas buyers who recognise the value on offer."
The blue-chip 6582sq m parcel of vacant land (above) has the potential for a six-lot subdivision, subject to council approval.
It’s undoubtedly Perth’s best positioned residential site with views of the Swan River and Manners Hill Park, while Cottesloe Beach is less than 2kms away and it’s only 10kms to Perth’s CBD.
"Peppermint Grove is associated with a wonderful lifestyle, and only a limited number of residents are lucky enough to live in what is the smallest local government area in Australia," Ms Yap said.
"This property is the most significant parcel of land in Perth and I expect interest at Saturday’s auction to reflect this.”
Saturday’s on-site auction is scheduled for 2pm (AWST).
In Sydney, almost 500 people have inspected a Hamptons-inspired family home at 22 Railway St, Baulkham Hills ahead of its 2.45pm auction this Saturday.
Ray White Baulkham Hills principal Darren Dowd described the property (above) as a “standout for the suburb”.
“I’ve been doing this 18 years for Ray White and it’s the biggest number I’ve had in terms of buyer traffic,” he said.
“It’s a very unique Hamptons-style for my area, it’s a one-off so clearly the community must like this style.”
Mr Dowd said the seller had recently completed major renovations on the four-bedroom, three-bathroom house.
“We’ve had people come from everywhere including interiors decorators wanting ideas, neighbours wanting a look and obviously genuine buyers,” he said.
“We had 227 people turn up at the first open home.”
Around 35kms south-west of Sydney’s CBD, a 1019sq m property (above) will be available to buy for the first time in 65 years when it goes to auction at 12.30pm.
Ray White Cabramatta’s Steven Milovanovic said the deceased estate at 21 Pritchard St, Mount Pritchard will be taken to auction with a price guide of $800,000 to $880,000.
“This particular property has attracted a lot of interest,” Mr Milovanovic said.
“It’s really a building block with around 20m frontage, with driveways either side of the boundary so it definitely gives you ample opportunity. Most people are looking at building their dream home, having said that there’s been some interest from developers. This is level land, the perfect building block.”
Meantime, more than 100 people have inspected 55 Salisbury Rd, Stanmore across just three weeks of open inspections.
The charming three-bedroom, two-bathroom inner-western Sydney property (above) has been cleverly renovated and will go to auction at 9am with a price guide of $1.5 million to $1.65 million.
“It really does tick every box,” Ray White Surry Hills' Ercan Ersan said.
“It’s certainly been one of our busier campaigns.”
Not far away is a 10am auction of a Waterloo penthouse (above) listed by Jack McGhee, also of Ray White Surry Hills.
The dual level Jewel apartment at 50/22 Crystal St has great views of the CBD, particularly from the rooftop terrace.
“That outdoor space is a huge attraction,” Mr McGhee said.
“The apartment is 209sq m and the back terrace alone is 75sq m, north-facing with city views.”
Mr McGhee’s listing has a price guide of $1,050,000.
Ray White Port Adelaide principal Nick Psarros is preparing for another cracking auction, this one’s of a gorgeous 1920s villa at 10am (ACST).
“We believe it was an old bakery, but it’s been lovingly restored,” Mr Psarros said.
“It’s got a huge formal lounge area that used to be the shopfront, and it’s had the addition of a master bedroom, ensuite and retreat.”
Mr Psarros said buyers have been attracted to the charm of the three-bedroom, two-bathroom home (above) at 45 Wills St, Largs Bay.
“It’s attracting a lot of interest as it’s just got that character and warmth about it,” he said.
“It’s what the buyers want, it’s close to the beach with a nice wide frontage.”
Escape the hustle and bustle of Melbourne with the purchase of 10 Osterlund Court, Lara at an 11am auction.
The large acreage home (above) is around 18kms north of Geelong and under an hour’s drive from Melbourne.
Ray White Lara and Corio’s Matthew Wade said he’s had an exciting level of interest in the home, which is listed with a price guide of $960,000 to $1,050,000.
“It’s a great package on 1.8 acres set in the heart of Lara with a rural lifestyle so close to all Lara has to offer,” he said.
“It is a luxury-style home with spacious living and a great outdoor entertaining area with a large inground heated swimming pool.”
North of Melbourne’s CBD is the midday auction of 25 Bridgehaven Drive, Craigieburn.
Ray White Craigieburn’s Trish Orrico said interest in the property (above) has come from young families, first home buyers and downsizers.
“It’s a three bedroom home with a large kitchen and family area which is quite spacious, which is why it’s attracting a varied demographic of buyer,” Ms Orrico said.
“We’ve had more than 45 groups through so it’s a popular one.”
The indicative selling price of 25 Bridgehaven Drive, Craigieburn is $520,000 - $560,000.
Other Melbourne auctions to watch this Saturday include 548 Springvale Rd at Forest Hill, 22 Westerfolds Loop at Craigieburn, 1/905 Pascoe Vale Rd at Glenroy, 10 Dorothy Ave at Thomastown, 12 Coastwatch Rd at Point Cook and 42 Pickles St at Albert Park.
In Brisbane, a historic cottage at 39 Stoneleigh St, Albion is available to buy for the first time in 30 years when it goes to auction at midday.
Ray White Albion’s Jon Finney is managing the sales campaign of the modernised 1890s home (above) which is on a substantial 810sq m parcel of land only 6kms from the CBD.
“It’s quite grand in its makeup and bones,” Mr Finney said.
“The bedrooms are a massive size and the ceiling heights are just majestic.”
Traditional decorative archways, sash windows, classic VJ walls, and 3.5m-high ceilings are offset by a huge contemporary eat-in kitchen which opens to a wide north-facing rear deck.
A covered staircase leads to a downstairs area which although unapproved, offers a second living area with a rumpus, bathroom, fully equipped kitchen, office, bedroom and laundry.
“The sellers have owned the property for more than 30 years and they bought it when they first got married,” Mr Finney said.
“Interest in the home has been great and we’ve had over 60 groups through. It’s a little area that’s one of the emerging near-city suburbs.”
