The latest Leading Ladies webinar saw two inspiring women recounting their experiences and learnings of working in the commercial real estate industry, hosted by Ray White Commercial head of research Vanessa Rader.

Ray White Commercial Western Sydney’s Joyce Elkouberci and Vee Li are both incredibly passionate about commercial real estate, and despite it being often known as a male dominated industry, they would choose it every time.

Ms Elkouberci, who is the Director of Asset Management said that after 18 years in the industry, she hasn’t looked back.

“I finished school and didn’t have a clear direction of where I was heading, but my Mum suggested that I should get my real estate licence as it would suit my personality. It turns out that mothers know best!”

“I started as a receptionist and eventually worked my way up. I spent some time on the residential side however it wasn’t for me; I found commercial more of a challenge and full of variety,” she said.

“The type of clientele is very different; they are business owners who have worked hard to establish themselves, or investors who rely on us for our expertise in handling their complex assets.”

Ms Rader raised the subject of the pandemic and the challenges and pressures that arose for asset managers.

“It was a very emotional time for our clients which is not something you usually see in commercial; we almost had to become accountants, mediators, therapists, all at the same time,” Ms Elkouberci said.

Under the leadership of Ms Elkouberci, the asset management department has grown its revenue by an impressive 75 per cent in the last 12 months.

When Vee Li came to Australia from China, she was pursuing a career in the film production industry.

“I actually found myself really drawn to the commercial and residential locations that we were filming at; which is how I eventually moved into real estate seven years ago,” Ms Li said.

Ms Li has spent most of her commercial real estate career working in a marketing capacity, heading up the team who won the Ray White Commercial Marketing Excellence award internationally, three years in a row.

Having forayed in a sales and leasing role only a couple of months ago, she has just successfully completed her first commercial sale of a unit complex.

“I find that in residential, the stock that you are dealing with can all be quite similar. Whereas in commercial, everything is completely unique and complex,” she said.

“I like the fact you are dealing in numbers and factual information; something will either work for your client or it won’t, it is less emotionally charged.”

Both ladies expressed their privilege to work amongst their Directors Peter Vines and Ruby Rozental, who have built a powerhouse business since opening their doors in Parramatta three years ago.

“Having a supportive culture and colleagues that want you to succeed is the reason that we come to work everyday,” Ms Li said.

“Peter and Ruby uphold their core values in the business every day, and it really encourages you to work hard and create more business when you work for good people,” Ms Elkouberci said.

Ms Rader quizzed the ladies on their top tips for starting and succeeding in commercial real estate, and what the drawcard is for more women to make the move.

“Work life balance is very important and an obvious advantage of this industry is that you don’t have to work on weekends. You can spend that time with loved ones, exercising, and doing things that make you happy,” Ms Li said.

Ms Elkouberci said that while it has not typically been an industry to attract a lot of women, she believes that the industry and society as a whole is changing.

“We want to see more women in commercial and we are huge advocates for that. There is a lot of learning for the first couple of years, so you have to be patient and absorb as much knowledge as possible,” she said.

“It takes perseverance and there won’t be instant success, but once you get there it is worth it.”
