At its peak, the 68ha (169 acre) Lorne property was capable of accommodating more than 15,000 music fans, and comes complete with impressive buildings and infrastructure. The property will be sold as it has laid dormant for more than five years.
During the last five years the property has been impeccably maintained by the owner’s farm manager, and now the ownership group have made the decision to sell Falls and put the proceeds of the sale into other ventures.
Jason Hellyer, Director of Ray White Rural Victoria, said: "You really need to explore the property to truly understand what’s on offer. Beyond the manicured grounds, stage complex and manager’s cottage at the front of the property, there’s a network of driveable tracks that traverse through the Otway Forest leading to a campsite complete with a kitchen hut. It’s quite amazing”.
Over 20 years, the investment poured into the Falls Festival site to accommodate music going patrons, Australian and global artists was significant. Although some of the concert infrastructure has been relocated to other sites around the country, big ticket items including the main stage, medical centre, power and water infrastructure remain.
“To replace what is here, both above ground and below, would be astronomical in today’s money, and although power to power poles across the property has been largely decommissioned, it’s all there ready to go,” said Mr Hellyer.
Purchasers have the option to secure the entire 68* hectare / 169* acre Falls site or purchase smaller segments of the property. Lot 1 and Lot 2 are smaller parcels without significant infrastructure, measuring 5.19* and 4.34* hectares respectively. Lot 3 is the main Falls site complete with a 3-bedroom cottage and measures 59.01* hectares.
Located within the Surf Coast Shire, southeast of Melbourne along Victoria's popular Great Ocean Road, according to Deloitte’s Access Economics Great Ocean Road Report 2020, the region attracts more than 7^ million visitors annually.
“With a host of quality infrastructure on hand and wonderfully located to Lorne and the Great Ocean Road, the property would be a terrific acquisition for hospitality and short-stay accommodation groups, schools and universities, or maybe a group of friends who simply want a place for band practice on a grand scale!” Mr Hellyer said.
