The highly anticipated sale of 10 Paterson Road, Coalcliff has harboured expectations that it will set a new precedent for house values in the suburb.

With the current area record sitting at $3.69 million, selling agent, Simon Beaufils of Ray White Helensburgh said that while it was too early in the campaign to talk price, he didn’t rule out setting a new record.

“It’s the best house on the best street in Coalcliff. We have every confidence that the sale will achieve a result never before seen in the area,” he said.

Offered for the very first time, Beaufils went on to say the absolute waterfront property was one of the most breathtaking he’s seen.

“The views are some of the best you can get along the NSW coastline. You’ve got direct access to the water and because it sits on the most easterly point of the existing land subdivision, the views north, east and south can’t be built out,” he said.

The residence, an architecturally designed five bedroom, three bathroom home, is spread across three levels and incorporates every luxury, including teak flooring, natural stones and travertine, a designer kitchen and cross flow ventilation via a multitude of windows and louvres.

“This property not only offers luxury, it offers lifestyle. And being only an hour south of Sydney, it’s easily commutable. This really is the sale of the year for Coalcliff,” Beaufils said.

The property at 10 Paterson Road, Coalcliff goes to auction on 8 October.
