THIS week, sellers have heeded the call from Australasia’s leading real estate agency that now is the time to sell and are set to be welcomed by strong buyer demand.

Auction volumes have doubled since the start of June. This week the Ray White network has 435 auctions booked, with 219 of them scheduled to go under the hammer on Saturday alone.

Agents are reporting strong confidence from both sides and if the average registered bidder number from last weekend of 5.3 is anything to go by then disappointment will be scarce.

Auction activity in Sydney is ramping up with 90 properties on the block this Saturday while buyers enjoy the sunshine and auction action heating up the chilly weekend.

Over the past few weeks, buyers have been clamouring to get their slice of western Sydney real estate and this weekend will be no different with 52 Church St, Cabramatta up for auction.

Ray White Cabramatta Sales Executive Steven Milovanovic is expecting a great result for the 990sqm block after already receiving multiple offers between $900,000 to $950,000.

“It’s a big block of land so we’ve been seeing a lot of families coming through who want to knock down and build their dream home,” Mr Milovanovic said.

“There’s a genuine reserve so it’s going to be a cracker, everyone has their eyes on it.

“We’ve had 35 groups through which is actually a very supportive number because normally for a knockdown property like this in Cabramatta people will just turn up on the day so we’re expecting some good results.”

In Melrose Park, Ray White Gladesville Sales Executive Neil Robson is gearing up for a strong afternoon auction at 5 Batten Ave (pictured above). Mr Robson said the three bedroom family home has attracted both younger and more experienced buyers.

“We’ve had 60 groups through the house, mainly young families, professional couples and empty nesters. Some are looking to do renovations on the existing home and others are planning to knock it down and rebuild,” Mr Robson said.

In Mount Pritchard, Mathew Bell of Ray White Wetherill Park has had 43 eager buyers through the four bedroom home at 87 Anderson St (pictured above) and expects an exciting auction this weekend.

“There has been interest from mainly local first home buyers and upsizers - we’ve had a lot of good feedback,” Mr Bell said.

“It’s not common to have a fully renovated house in this area so that’s been a real drawcard for buyers. It’s probably the best renovation I’ve seen in this part of Sydney.

“The sellers have put a lot of time and money into making it right and they’ve hit the nail on the head with presentation.”

Ray White Terrigal Sales Consultant Rod Amos said it’s shaping up to be a very warm winter auction at 15 Dalpura Rd, Wamberal with multiple bidders ready to fight it out for the four bedroom home.

“The home has been in the same family for 40 years and they want to see another young family buy it,” Mr Amos said.

“It’s shaping up really strong and has had lots of local and interstate interest - we’ve got a buyer based in Esperance bidding via their parents onsite.”

In Campsie, Ray White Rhodes Daniel Jin is also expecting a good result for the two bedroom unit at 301B/5-11 Sixth Avenue.

The weather is also looking good in Melbourne this weekend and so are the 108 Ray White auctions scheduled - most of which have now been moved online with restrictions tightening.

Until the 1950s, Cheltenham’s Devon St was part of the Roundfield family’s Market Gardens but is now part of the area’s gold triangle of real estate. Buyers can have a slice of this history with number 83 (pictured above) on the street going to auction through Ray White Cheltenham.

Cheltenham Director Kevin Chokshi has had 27 groups through the house with a price guide of $980,000 to $1.07 million.

“We expect to get solid bidder interest from younger families wanting to take advantage of the school zones and the family friendly area,” Mr Chokshi said.

“Devon Street is very popular in the area and has a lot of history to it.”

The auction will take place on-site and online.

Ray White Craigieburn Sales Agent Daniel Diamantopoulos has moved his auction at 5 Langford Drive online this weekend. The agent and auctioneer has had almost 60 groups inspect the four bedroom home throughout the campaign.

“Buyer interest has ranged between first home buyers to second and third home buyers so it should do really well,” Mr Diamantopoulos said.

“The location is what buyers are after, it’s within walking distance to good schools, the bus is just down the road and it’s an ex-display home in an ex-display village.

“It has been fastidiously maintained by the current seller - you could almost eat your dinner off the floor.”

Later in the day, Ray White Forest Hill Director Hugh Francis is taking the Box Hill South home at 1/6 Devon St to auction. The two bedroom home has had 55 groups through by inspection and has a price guide of $640,000 to $690,000.

Mr Francis said the big drawcard for buyers is the affordable price on one of the best streets in the area.

“The street itself is a wide, tree lined street with mostly big family homes. It’s low density and for the price you can get an entry level home in a good area that is very family orientated.

“There are a lot of units in this price range but they are often jam packed on the street with a lot of development going on.

“It’s been predominantly bringing in young couples in their late twenties and early thirties as well as a few investors.”

The homes at 41A Gordon St, Tullamarine, 13 Lady Nelson Way, Keilor Downs and 7 Melva Court, Sydenham (pictured above) will also have auctions to watch this weekend after reporting strong interest.

In Queensland, the sun should be shining when Ray White Queensland Chief Auctioneer Mitch Peereboom brings down the hammer on 100 Lade St, Gaythorne (pictured above).

Ray White Alderley Licensed Real Estate Agent Craig Clydsdale said it should be a good auction after recording 55 groups through inspections.

“There’s a big mix of interest in this one, some are looking at the land potential to subdivide while we also have families who want a big block of land in a family friendly area,” Mr Clydsdale said.

“The current sellers have done a lot of work to the house but there are still areas for improvement for those buyers who want to put their own stamp on the home.”

Adelaide will also get their fair share of sunny weather on Saturday making it the perfect backdrop for buying a house. This includes the five bedroom home at 26 Orange Grove Circuit, Dernancourt scheduled for auction through Ray White Sales Executive Nick Borrelli.

Mr Borrelli said much of the interest he’s received has come from families after overseeing 70 groups through the property.

“The house is in a private estate and tucked away near walking trails and reserves. It’s secluded and surrounded by other quality homes,” Mr Borrelli said.

“There are lots of families looking to jump on the chance to buy into what is a very tightly held area and for this reason houses often achieve premium results.”

Ray White Woodville Principal Peter Kiritsis has also flagged the character home at 35 Gawler Ave, Welland (pictured above) which has received plenty of first home buyer interest.

“Demand has been extremely strong and we are expecting multiple bidders on the day,” Mr Kiritsis said.

“They’ve all been first home buyers and young professionals wanting to take advantage of a cute character home a couple of minutes from the city,

“What makes it really special is that it is what we call a free standing single front cottage with a return verandah and in my 25 years of real estate it’s the first time I have seen a residential character home with both a bluestone and sandstone facade.”
