Designed around incredible sunset views of the Indian Ocean, this Marmion beachside property will captivate buyers with its colours and clean lines.

Completed only three years ago, vendor and designer, Lyn Welman, used glass to great effect in the four-bedroom-plus-study, two-bathroom home, with windows stretching from the ground floor to the second storey ceiling.

“You see the sunsets from the whole house. The living, kitchen and dining areas become this beautiful mix of pinks, oranges and reds,” said Ms Welman.

“It is like a hotel suite upstairs,” she added, speaking of the mezzanine landing from which she enjoys the ocean views.

“You can see all the way to Rottnest island, together with Fremantle and Hillarys Harbour.”

The alfresco entertaining area with built-in bar fridge provides another spot from which to admire the evening’s colours.

“It’s a wonderful house to live in,” said Ms Welman.

“It’s very low maintenance and it has all the modern conveniences, including a theatre toom and Sonos surround sound system. You can pick up radio stations from all around the world,” she added.

Located at 7 Beach Road, the 470 square metres property is a 50-metre walk from the beach.

“It’s right there, looking into Waterman’s Bay. The scenery is amazing.” said Ms Welman.

“It’s a family beach and it is on a reef so it is a marine-protected bay.”

Despite selling, Ms Welman isn’t going far.

“I’m downsizing to a smaller house next door. I love the area.” she said.

The suburb is well-known for high end property, according to selling agent, Candice Hannaford of Ray White North Quays.

“It is a great suburb, very prestigious,” said Ms Hannaford, adding that the house was well-located within the area.

“It’s set back from the road so you get all the benefits of West Coast Drive but are protected from the elements. It is very private and surprisingly quiet.”

Marmion Village Centre is a short walk, Karrinyup Shopping Centre is a five minute drive and Perth is a fifteen minute drive from the property.

“It’s only two kilometres from Hillarys Marina and there are buses which go up and down West Coast Drive to the station.”

Sacred Heart College, Marmion Public School and Carine High School are among excellent local schools.

Other features include a double garage with three storerooms, a theatre room, automatic gate, intercoms and alarms, NSW blackbutt timber floors, ducted vacuuming, zoned air-conditioning, chandeliers, impressive kitchen with scullery and a walk-in-robe in the master bedroom.
