Competitive bidding from across the country has kept Ray White’s clearance rate healthy on one of the last weekends of spring.

The leading auction group recorded a solid 63 per cent preliminary clearance rate today, which has climbed to levels last seen in mid-April. There was an average of 3.5 registered bidders and 2.4 active bidders attending a Ray White auction somewhere across the country. On average, sellers who sold under the hammer today made almost 10 per cent more on top of their sale price than if they had taken a prior offer on their property.Sydney’s inner west boasted the top Ray White auction sale today. Directors of Ray White Surry Hills, Ercan Ersan and Matthew Carvalho, sold 9 Harrow Rd, Stanmore for $4.1 million to a young couple looking for a bigger home for their growing family.It was an Adelaide auction that had the top number of registered bidders. Ray White Woodville’s Peter Kiritsis attracted 14 bidders to his auction at 12 Royal Cl, Findon.

“The opening bid was $3.7 million and it eventually went to a young family upsizing from Newtown (pictured above). The seller was a local builder,” Mr Ersan said.“It was 400sqm, completely renovated with resort style facilities in a great location. Homes like this come on the market maybe every ten years. If you miss something like this, you can’t just get another one.”

“At the start of the auction, I had two registered bidders and then by the end of it I had nine. The rest all showed up mid-auction,” Ms Hellams said.“The guy who bought it had only just come on the day and that doesn’t happen as much in a market like this, it’s more common in a much more buoyant market.“The house sold over reserve and interest during the campaign was in the early $2 millions.“The buyer was buying it for his mum, she lives in the area at the moment and loves it.“It’s exciting that someone can come in and look at a property on the day and bid so strongly.”

It’s also a really good investment and good for people who wanted to knock it down and rebuild,” Mr Murace said.“The buyers were a lovely first home buying couple, upsizing from Wahroonga.“The home was built well before Cherrybrook was a suburb and it has to be around 80 years old. It was renovated and extended and the 89-year-old seller adored her garden.”MELBOURNERay White Victoria and Tasmania chief auctioneer Matthew Condon said this week had seen an increase in auction volume across the state with just over 170 auctions scheduled for Ray White Victoria.

“We are continuing to see an increase in the number of properties launching to market with many sellers choosing to schedule theirs in late December," Mr Condon said.

“This has provided buyers with more choices, with preliminary data from the Ray White Group revealing a slight drop in the average number of active bidders per auction. It was also noticeable on the ground with a number of buyers being very reactive rather than proactive in their bidding strategies.

“Properties that are priced in line with market expectations continue to attract high levels of interest and are ultimately experiencing great auction day results.

“Our clearance rate continues to remain solid and as a group we are expecting a strong finish to the year.”

“It began at $1.2 million and with the competitive bidding, it only lasted for about 20 minutes,” Ms Jones said.“The buyers were a family with two teenage kids while the underbidders were a couple who were downsizing and only saw the house on Thursday evening.“The big drawcard was the beautiful view and well maintained home.”

The school zone was also a big draw.”

Their parents were there, helping them bid at auction,” Mr Kelepouris said.“The sellers were an older couple who built the home 30 years ago and are now downsizing to be closer to their kids.“It’s one of the best maintained homes I’ve seen in a little while. And the fact that there are no good family homes on the market at the moment and this one had multiple living areas and bathrooms in a quiet location was a big drawcard.”

“It was a really good auction with all local bidders and started at $800,000,” Mr Jonker said (pictured above with the seller).“The person who ended up buying it lived and owned in Boondall. He was looking to purchase an investment property because he’s positive about the outlook of the Brisbane market.“The sellers have had it as an investment for the last seven years and now live down the coast. They bought it brand new from the builder in 2005.“Brand new properties are still achieving a premium but buyers have lost their appetite for renovators at the moment. Anything that needs work, buyers aren’t chasing.”

Mr Jonker (pictured above with Phil Parker) also went on to sell 20 Lilley St, Hendra for $1.718 million at an auction with four registered bidders, two who battled it out for the keys. The bidding opened at $1.6 million and the winning bidders were a local family planning to live in the property.ADELAIDERay White South Australia chief auctioneer John Morris said it wasn’t the storm that blew most people away today, it was bidding at auctions.“The stories I'm hearing from other auctioneers around the traps are that everything is selling with plenty of registered bidders turning up and plenty of action in and around South Australia,” Mr Morris said.“What I've worked out in the last few weeks is that your chances of selling under the hammer with Ray White as opposed to one of the competitors increases by 12 per cent.“And that is based on the figures coming out from CoreLogic and the figures coming out from Ray White. Your chances of selling under the hammer with a Ray White agent increase exponentially and that's because we are the competition creators.“We know what we're doing when it comes to auctions and we live and we breathe the auction method.”
