DESPITE the negative speculation surrounding the property market, the Ray White Group continues to defy the odds, and the leading agency is set for another big weekend of auctions.

A return to online auctions in Victoria has done little to stem buyer confidence and the number of registered bidders for New South Wales properties remain near record highs.

Australasia’s biggest auction house has 240 auctions scheduled to take place this Saturday, a whopping 72 per cent increase in the number of auctions at the same time last year.

The star of the show seems destined to be in Pymble where Ray White Upper North Shore Sales Agents Rowan Lazar and Graeme Schultz are taking the incredible five-bedroom family home at 12 Lawley Crescent (above) to auction with a $2,250,000-$2,500,000 price guide.

“We’ve had more than 70 parties through the open homes during the campaign and we’ve issued 17 contracts so far – we’re expecting this one to be a great auction,” Mr Lazar said.

“The average block size in Pymble is 900sq m and this property gives you 3,000sq m so it’s a rather rare offering – we’re expecting 5-10 registered bidders come auction day and we’re really looking forward to this one going under the hammer onsite at 10.30am Saturday.”

Over in Kellyville Ridge, Ray White Castle Hill Sales Executives Sara Perry and Karl Anthony are expecting big things for the modern and stylish property at 5 Hume Street (above).

“We’ve had 58 groups through and the property has particularly appealed to a wide-ranging demographic – namely families, downsizers and first-home buyers,” Ms Perry said.

“The vendors have bought a block of land in Box Hill to build their dream home and they’re motivated to sell – we’re expecting 4-6 registered bidders on the day.

“Kellyville Ridge is an established area and the home is only 10 years old – buyers will love the young family-orientated community and the fact it’s near the metro.”

The property goes under the hammer onsite at 12pm with Ray White Auctioneer James Kerley.

Completing the New South Wales hat-trick is Ray White Pertersham Director Nicholas Arena and Sales Agent Benjamin Nardi as they put 10/55 Wardell Road (above) in Lewisham under the hammer onsite at 10.30am.

“it’s been a strong campaign throughout with more than 60 groups through the open homes with both first-home buyers and investors particularly interested,” Mr Arena said.

“It’s a great location right between Lewisham and Dulwich Hill and it’s also close to Newtown – it has so much going for it and we expect 4-5 registered bidders come gameday.”

To Victoria now, and in particular Warranwood, as Ray White Ringwood Director/Auctioneer Chris Watson and Sales Consultant Alan McTaggart are selling 8 Avonsleigh Close (above).

“Given the return of restrictions, this has been an incredibly strong campaign, as we've welcomed more than 40 groups through our private inspections,” Mr Watson said.

“This is a gorgeous home with some luxury touches and we’re expecting 5-7 bidders at our online auction on Saturday.

“We’re quoting $1,000,000-$1,00,000 for the property and we’re looking forward to inviting our online bidders to join us online at 10am.”

Across to Mulgrave now where Ray White Glen Waverley Partner Marc Lum and Area Manager Ryan Zhu are selling 2/13 Seaview Crescent (above) under the hammer.

“This property gives buyers the opportunity to savour the good life and embrace easy indoor and outdoor living with a townhouse that’s only six years old,” Mr Lum said.

“Through mainly private inspections, we’ve had 27 groups through, and we’ve also had four repeat inspections so we’re expecting a positive auction.

“We already have three parties registered to bid and we’re expecting one or two more.”

To the Sunshine State now, where Ray White Wilston Sales and Marketing Agent Jessie Hall is selling a beautiful four-bedroom home at 38 Crammond Street (above), in affluent Wilston.

“We’ve had more than 60 groups through during the campaign and in particular it has appealed strongly to families, professional couples, and people looking to upsize,” Ms Hall said.

“The property itself was renovated to a high standard a few years ago – and when you combine that with the elevated position and aspect of the home – it ticks all the boxes.

“The auction is being called by Ray White Auctioneer Philip Parker onsite at 10am and we’re expecting to welcome 4-5 registered bidders on the day.”

Staying in Brisbane, where Ray White Ascot Sales Agent Ian Cuneo and Sales and Marketing Consultant Andrew Flanagan are taking 32 Oakwal Terrace (above) in Windsor to auction.

“This three-bedroom original Queenslander has attracted a huge amount of interest with more than 100 groups through during the campaign,” Mr Cuneo said.

“It’s a popular area and a very popular product and we’re expecting a strong auction on the day – it will be taking place at 3pm onsite.”

Last but not least to South Australia now, where Ray White Unley Sales Partner Robbie Smith and Director/Auctioneer are selling 83 Archer Street (above) in North Adelaide.

“This classic Victorian terrace is in one of Adelaide’s most highly sought-after and prestigious locations and offers a lively and cosmopolitan lifestyle for buyers,” Mr Smith said.

“This is a deceased estate and we already have five bidders registered for auction day – we’re certainly expecting more to register as move closer to Saturday.

“This beautiful terrace presents an exciting opportunity to reside in a tightly-held, historic suburb just 3km from the CBD, and it goes under the hammer onsite at 11.30am.

Finally, Ray White Glenelg I Plympton Sales Consultant/Auctioneer Rod Smitheram is taking a move-in ready home to auction, at 20 Saratoga Drive (above) in Novar Gardens.

“We already have 11 bidders registered for this one and we’re expecting a strong auction as there’s not a lot of stock in this little pocket of Adelaide,” Mr Smitherham said.

“It’s in pretty much its own little estate behind one of the best private schools in Adelaide, Immanuel College, and will suit downsizers and small families.

“The vendors have bought another property and are moving on. They’re looking forward to selling this one onsite under the hammer at 1.30pm.”
