A Salvation Army facility located on the best block of waterfront land in Lake Munmorah is going to market.

The Salvation Army has owned the property since 1996 and has used the premises as a youth leadership facility.

“The property is built over four lots and includes four main buildings, including offices, separate cottage, assembly halls, commercial type kitchen and numerous accommodation rooms, ” Luke Thompson, selling principal of Ray White Thompson Partners said.

“It’s one of the most iconic properties of the area on the very best blocks of land.”

Built around the 1960s, the property was originally called ‘Kiwi Ranch’ and operated as a facility for school and holiday camps.

The property, located at 38-44 Greenacre Avenue, Lake Munmorah, offers an absolute waterfront position with private jetty and neighboured by public reserve.

‘This is the best lakeside position in the area. The vast majority of waterfront land is actually reserve, so this property not only offers a rare opportunity to secure four blocks right on the lake, but also comes with complete privacy,” Luke explains.

Luke expects to see interest from a variety of parties.

“Developers will obviously be interested, but I also expect enquiries from other institutions who can update and revitalise the existing facilities.

“Sitting in between Sydney and Newcastle, we’ll no doubt see interest from both cities, as well as locals who know and love the spot,” Luke said.

With no comparable properties in the area, Luke said putting a price on the property was a challenge and that the market would largely determine its value.

“We’ll auction the property on 4 July and see what the market tells us, our instructions are to ensure we effect a sale on the day,” Luke concludes.
