THE atmosphere was buzzing at last night’s in-room auctions held by Ray White Unlimited at Club Rose Bay.

The eastern suburbs Sydney agency sold a $23,602,000 worth of property and recorded a clearance rate of 100 per cent.

The standout of the night was 27 Lamrock Ave, Bondi Beach (pictured above) which sold for $4,960,000 - $460,000 above reserve. Selling agent Melanie Lahoud said there were four registered bidders ready to battle it out at the auction that began at $4 million.

“Three of the four registered bidders were active but it eventually went to a local buyer who purchased the property as a long term hold,” Ms Lahoud said.

“The auction was very fast-paced and competitive, there were two bidders going head to head from $4,750,000 onwards.”

The four bedroom Bondi Beach home had been in the sellers’ family for more than 70 years and Ms Lahoud said they are thrilled with the result that followed a strong campaign.

“We had good numbers and a lot of inquiries. There were 350 email enquiries generated from the property that translated to 80 groups through the door for inspections,” she said.

“The buyers loved the location and potential.”

Fellow agent Lena Lahood also sold 16A Strickland St, Rose Bay (pictured above) for $4,500,000 as a result of competition between three heavily interested buyers. The four bedroom, three level home sold for $50,000 above reserve to a family.

Ray White Unlimited Principal Ron Bauer said last night’s success has made him even more appreciative of the current market.

“When we look back to March and what we thought was going to happen this year, no one would have imagined that we’d be in one of the best markets we’ve seen in years,” Mr Bauer said.

“The definition of the best market for us is when sellers have the confidence to sell and buyers have the confidence to buy.

“It’s not a one sided affair and this is a market where everyone is confident and comfortable. We’re achieving amazing results and this has probably been the best quarter in a decade.”

Ms Lahoud also sold 43 Chandos St, Ashfield prior to auction for $6,000,000. Meanwhile, 39 Chaleyer St, Rose Bay sold under the hammer for $2,432,000, 50 Blair St, North Bondi went for $4,420,000 and 4/22-28 O’Brien St, Bondi Beach sold for $1,290,000.
