Ray White Cairns Beaches has just notched up a 100 per cent clearance rate for two properties overnight.On the auction block last night was the three bedroom townhouse at 1/3 Guava St, Holloways Beach and two bedroom investors' dream 31/6 Cannon St, Manunda.
The well-situated townhouse at Holloways Beach sold for $340,000 to a buyer who said she had been eyeing off the complex for a year.
The property attracted strong interest during the three week auction campaign, bringing in both downsizers and buyers looking for a sea change. Selling agent Graham Burridge said there was no shortage of quality buyers on the night.
“The townhouse at Guava St is one of three modern units only 80m from Holloways Beach,” Mr Burridge said.
“It presents almost as new and is in spectacular condition with beautifully polished timber floors and stunning wooden sliding doors that lead out to a huge entertaining deck with ocean aspects.
“These standout features brought in four registered bidders with three actively participating in the auction.” |

The Cairns Beaches market has always been popular with investors and office principal and director Paul Stirling said despite recent events they are still getting a healthy number of investor enquiries through.“We’re happy with the amount of investors coming through, it's something we predicted with bank rates so low and if you need to borrow money it’s so cheap at the moment.
“Property is a smart alternative and brings in a good return on investment dollars.”
This rang true for the Cannon St unit which sold for $125,000 to an investor who Mr Burridge said was looking for a safer investment.
‘We knew Cannon St would be snapped by investors since we had a lot of enquiries from that segment of the market,” Mr Burridge said.
“A lot of people I’m talking to are sitting on capital that was invested elsewhere but are thinking about going back to investing in bricks and mortar.” |

The Cairns Beaches agent also stressed the importance of using newspaper advertising in attracting interest.“Because of the type of unit that Cannon St is we had two groups at open inspection but once private inspections came in I changed the advertising in the next paper campaign. I put it in as “this best buy in Cairns” and within minutes I had an investor on the phone who bought it at auction.”
Mr Stirling said he was proud of the way his office had come together to adapt to the real estate market’s ‘new normal’.
“The team worked diligently at adopting new practices and enthusiastically as well, no one has whinged or whined. I have a saying, “just put your chin to the wind and get on with things,” and that’s what we’ve done,” Mr Stirling said. |
