Vivien Yap is having her best year ever.

Not only has the dynamic Perth principal just been named as the Top Principal across Ray White Australia in 2020-21, she was crowned as top team by industry group REIWA for the eighth year in a row and now she is the first agent at Ray White to reach Chairman’s Elite status for 2021-22.

That is the highest recognition level at the leading group, and reserved for the top one per cent of its 13,000 agents.

And Ms Yap is only just getting started. She is set to open a new business dedicated to high end new project sales soon.

It took Vivien Yap just 56 days into the new financial year to reach Chairman’s Elite status.

“I am going like a rapid fire machine gun right now, it’s all go go! But all the while I believe I have empathy and sympathy for my clients and whatever is happening in their lives,” Ms Yap said.

“I am known to be very persistent. Even when the market was tough, and I had some personal issues as my mum passed away, I didn’t stop. I have never deviated from the path.

“I understand the market and my clients and we consistently serve our clients. We ask for business, we ask for offers and even when the Covid situation hit, we just worked harder.

“I did 138 deals last year for a combined value of $301,178 million, and that’s an average sale price of $2.189 million.

“Right now, 30 per cent of my buyers and buyer enquiry is from interstate and overseas people but we have such a stock shortage. There’s limited stock and that’s one of the reasons why I am opening Ray White Vivien Yap Exclusive Projects and working with high end developers. I am now creating stock as we can’t stand still.”

Ray White’s top Australian principal has pivoted into project sales in a big way by opening a new business dedicated to marketing exclusive projects. This is an entirely separate business but one that is a natural extension of her current one.

“I have been involved in selling luxury real estate in Perth for 10 years now, and during this time I have worked with many international and local developers to sell their prestige stock. Now is the time to seize this opportunity,” Ms Yap said.

“The Perth market has never been so active, and COVID has accelerated local buyer demand and growth. We will be able to service the full suite of buyers from prestige penthouse buyers to professionals looking to buy their first investment and even first home buyers.”

Now more than ever Ms Yap wants to encourage and inspire people from different backgrounds and industries to consider the real estate industry.

“I would like to see a lot more women and young men join our group. If they get the right leader, someone like me who is willing to share their knowledge, then the sky's the limit.”
