Melbourne in particular saw a major boom with available real estate up a whopping 14 per cent on this time last year. The number of properties for sale here is at 51,194.
Canberra saw the greatest monthly increase, with 3,758 properties on the market, coming in at a 8.8 per cent increase at the end of August.
Given the level of fluctuation in between the markets, managing director of SQM Louis Christopher said the data is too varied to see a nationalised pattern.
"It is becoming difficult to discuss just one national housing market and in my opinion, that will be the baseline story for the remainder of 2012," he said.
Tasmania's capital recorded the largest yearly increase with Hobart up 24 per cent from the same time last year.
