SUPPLY is no longer an issue for the property market as it steams into May. New listing levels are on their way up for the largest residential property group in Australia, Ray White. New listings have shot up 61 per cent to 4851 new properties in the last month across Australia through the leading agency. New listings authorities are up 20 per cent from two years ago too. Live listings on the market are dramatically up in the last month by 50 per cent to 6011 Australian properties, compared to two years ago.

Ray White’s total listings on the market - including old stock - have hit a new low, down 26 per cent two years ago to 15,000 for Ray White. The extra stock is being absorbed quickly with no signs of easing in price or activity.There’s no sign of this slowing, especially when considering record appraisal levels from Ray White. In the last month alone, its members appraised almost 14,000 prospective sellers, up 140 per cent year on year but more importantly up 40 per cent on two years ago. These leading indicators – along with strengthening online buyer clicks and enquiry plus continued growth in home loan pre-approvals recorded by the biggest and fastest growing home loan broker group in Australasia, Loan Market – all point to a strong winter selling season ahead.Auction data throughout April has continued strongly, even as the temperature drops with winter on the way. Through the month, Ray White has 1892 scheduled auctions while the clearance rate is sitting at 75 per cent nationally - up 35 per cent on last year at the height of the lockdown. Average registered bidders are up 2.5 on last year to 6.1 while average active bidders sit at 3.7 - a rise of 1.6 compared to the same time last year.

In Sydney, 468 auctions were scheduled in the month while the clearance rate sits at 80 per cent. Average registered bidders over the month are up four per auction to 7.8.Ray White New South Wales Chief Auctioneer Alex Pattaro will kick off game day with the auction of 46B John Miller St, Ryde. Ray White North Ryde selling agent Russell Sheffield said the home has been popular with buyers.“We have found a lot of couples with young kids showing interest. They are usually second or third home buyers who are finding that houses are out of reach for them in this area,” Mr Sheffield said.“On the flipside, a lot of downsizing people have come through because of the quiet street it’s in. The house is in a good neighbourhood and we are finding everyone who comes through is loving it.”On Saturday morning, Glebe is the place to be for some auction action as Ray White Surry Hills | Alexandria | Glebe | Erskineville director Matthew Carvalho takes 58 Glebe St and 7 Ferry Rd (pictured above) to auction.Meanwhile in Milperra, Ray White Bankstown agent Craig Stephenson will auction the perfect family home at 37 Raleigh Rd. Mr Stephenson said buyers have recognised the value of buying in suburbs like Milperra.“There are not many other properties like this on the market in the area,” Mr Stephenson said.“Milperra is a family-friendly suburb where buyers turn to because it’s affordable but still a good place to raise their kids.” In Melbourne this weekend Ray White Pakenham agent Gavin Staindl will be selling a castle at auction. The 7 Lilliput Lane, Pakenham (pictured above) listing has been popular with a range of buyers including interstate, regional and local clients. While Mr Staindl said the property was unique it’s difficult to price, he has been giving out a $2 million to $2.2 million price guide.Closer to the Melbourne CBD, Ray White Brunswick agent Alex Ilyin has listed 2/16 The Grove, Coburg for the second time after selling it to the current vendors six years ago. Mr Ilyin said the campaign has been strong after 66 groups inspected the property over two opens.“It’s been performing well because of the great position, courtyard and north facing aspect,” Mr Ilyin said.“With its $400,000 to $440,000 price guide, it’s been drawing first home buyers, investors and young professionals.”Later in the day, Michaela and Michael Martin will be saying goodbye to their 4/109 Weatherall Rd, Cheltenham home. The couple, their son Jack and new puppy will be upsizing to a larger property nearby. Listing agents Nakita Tate and Kevin Chokshi of Ray White Cheltenham are confident the huge buyer interest they’ve had in the property will translate to a great result for the Martins. The growing auction market success in Brisbane will continue this weekend with Ray White Paddington agent Angela Mastrapostolos’ 14 Kennedy Tce, East Brisbane (pictured above) auction. Ms Mastrapostolos said she has received interest from first home buyers and young executive couples wanting to be close to the city.“The location is amazing. You’ve got the Gabba not far away, you can walk to town and the house is surrounded by lovely coffee shops and restaurants,” Ms Mastrapostolos said.“It’s also a beautifully presented home with an amazing rear deck that looks over Brisbane city.”

In Adelaide, Ray White Henley Beach selling principal Anthony Fahey’s 1930s 7 Farr Tce, Glenelg East (pictured above) listing is not your usual home. However, Mr Fahey said the four bedroom classical home called “Tudor” has attracted its fair share of interested buyers eager to acquire a piece of Adelaide’s history.In Holden Hill, Ray White Norwood agent Ryan Stapleton has a developer’s dream block with 692 North East Road.“It’s a great opportunity for developers or investors. I have had some buyers say they want to subdivide the block while others have said they plan to take advantage of the main road and set up a commercial business opportunity.”
