DESPITE restrictions in Victoria, August’s auction results have remained steady after a record July for Australasia’s largest real estate group.

This week Victorians face the first full week of Stage Four restrictions in which online auctions from anywhere but the auctioneers’ homes have been banned.

However, Ray White Victoria offices have entered the week on a high after recording an 80 per cent auction day clearance rate last weekend. Ray White auctions in Melbourne also attracted an average of 4.5 registered bidders, proving that buyer confidence is hard to rattle.

This week, the leading auction group will again be strongly represented with 199 auctions scheduled across the country.

In Sydney, the Ray White Surry Hills | Alexandria | Glebe | Erskineville office has 13 homes going under the hammer this Saturday including 67 Grove St, St Peters (pictured above).

The four bedroom terrace home is being sold through Surry Hills Director Ercan Ersan who said he has so far had 84 groups through the house and given out nine contracts.

“Interest is mainly coming from young families looking to upsize. A common theme we’re seeing at the moment from the market is buyers looking for more space and land,” Mr Ercan said.

The St Peters townhouse is Torrens-titled and has a price guide of $1.5 million.

Ray White Georges River | St. George (formerly Ray White Oatley) Principal Matt O’Shea has just what buyers want if they’re after space. With a huge backyard and five bedrooms, 49 Mi Mi St, Oatley is set to be popular with bidders this weekend.

Mr O’Shea said the auction is shaping up well and inspections have exceeded 60 groups throughout the campaign.

“It’s a big house so it suits families really well, it’s close to schools and the train line,” Mr O’Shea said.

“Interest has been in line with this as we are seeing both families and young professionals wanting to start a family coming through the house.”

In Yagoona, Ray White Bankstown Agent Craig Stephenson has had more than 40 groups through the three bedroom home at 4 Caldwell Parade. The Bankstown agent said the land and location have been big draw cards for buyers.

“We have seen a mixture of buyers. Some are developers looking to build a duplex while some others want to knock down and rebuild because of the property’s position on the hill,” Mr Stephenson said.

“The owner occupiers, who are mainly families, are more after the quiet position, close to the train station and the fact that there are no renovations required.”

The auction will be called by Ray White Bankstown Director Tony Roumanous.

After almost 100 groups through 4 Queens Rd, Asquith (pictured above), Ray White Hornsby Selling Principal Jaime Garrick is confident about Saturday’s result. Mr Garrick said the five bedroom house is a rare offering for the area.

“We have sold several properties on this street and a house like this doesn’t come up very often,” Mr Garrick said.

“Because it’s a big family home with lots of entertaining areas we are getting larger families with in-laws attached expressing interest in the house.

“It’s just a big, modern home - only 12 years old which is new for the area - and is proportionally really well done.”

On New South Wales’ Central Coast, Ray White Woy Woy is auctioning a riverside retreat this Saturday at 109 Woy Woy Rd. Principal Simon Eyre is confident the views overlooking Correa Bay, Horsfield Bay and Phegans Bay will attract bidders.

Last week was a mammoth week of online auctions, last minute prep before lockdown and countless private inspections for Victorians. But not to be outdone, this weekend Ray White agents across the state will again gearing up for more auction success.

Ray White Cheltenham Director Kevin Chokshi may have to ditch the bubble gun but even though he's calling auctions from his living room, he still plans to bring his A-game for 5 Gilford Grove (pictured above).

Mr Chokshi said houses in the tightly-held Pennydale Estate of Cheltenham have always done well with buyers.

“It’s a really highly sought after pocket of Cheltenham and the sellers have maintained the house really well including repainting, refurbishment and styling for sale,” Mr Chokshi said.

“Buyers have mainly been young couples planning to extend the home down the track.”

Meanwhile, 7 Bishop Avenue, Diamond Creek is also set to sell successfully under the hammer through Ray White Diamond Creek Director Narelle King. The auction will be called by Ray White Victoria Chief Auctioneer Matthew Condon.

Adelaide has plenty of character homes but it’s not often they go on the market. This weekend, Ray White Norwood agent Ryan Stapleton will be offering buyers a chance to own their own red brick cottage at 10 Helen St, Pennington.

Mr Stapleton said he’s optimistic about the result with the three bedroom home only needing some minor renovations to restore its classic charm.

“There are a lot of younger couples looking to restore the house. It just needs a tidy up and a bit of a makeover,” Mr Stapleton said.

“Aside from that, it’s also in a beautiful street and great location.”

Ray White South Australia Chief Auctioneer John Morris will be calling the auction.

Bright and early in Brisbane, Ray White Manly QLD Selling Principal Scott Kelleher will be watching as bidders battle it out for 1 Rosedene St, Manly West (pictured above). Mr Kelleher said the low maintenance home and great location is perfect for a young family.

In the afternoon, Ray White Aspley Agent Matt Morgan and Queensland Chief Auctioneer Mitch Peereboom will also be helping one eager bidder secure a new home at 25-27 Bayview Tce, Geebung.

Mr Morgan said buyer interest has come from across the board for the three bedroom home on 870sqm of land.

“There have been 39 groups through the property with a mix of developers, investors, first home buyers and people wanting to build their dream home on the block,” Mr Morgan said.

“It’s got a lot of potential. It can be subdivided, the buyer can sit on it as a land bank or build brand new.”
