WHETHER you are a wine or grape enthusiast, now is the time to snap up a vineyard or table grape farm, as no less than four assets hit the market across Mildura.

Two sites in Cardross, as well as single sites in Irymple and Merbein West, are being offered with prices ranging between $374,000 and $840,000.

The four separate assets are marketed by Ray White Mildura director and elite sales agent Damian Portaro.

Mr Portaro said January through to March was the ideal time for both vendors and potential buyers alike to consider deals.

“Looking at the market, vineyards and table grape farms tend to become available at this time of year because it’s either the middle of the harvest or post-picking,” he said.

“It’s around this time that growers will know if they’ve had a good season or not. If they have, then they may believe it’s a good time to sell, and it provides confidence to buyers that the next harvest should also be a good one.

“Table grape farms are particularly appetizing to buyers because they have a much higher income production.

“They are, however, more labor intensive and open to more fluctuations in pricing due to vineyards potentially having contracts in place with wineries.

“But despite these possible contracts, table grape farms can sell at two to three times the amount of a wine property.

“The Mildura environment for grapes is absolutely perfect. The soil, the climate, it has everything a grower could possibly wish for.

“According to statistics in 2016, the Mildura/Swan Hill/Wentworth regions produced 75 per cent of Australia’s table grapes, so that highlights just how sought-after the area is for this type of asset.

“There’ve been a number of larges sales in the district, notably a sale of 80ha* of table grapes, that I facilitated for more than $7M.”
