Ray White New South Wales Chief Auctioneer Alex Pattaro said there was no sign of the Sydney market slowing down, with desirable properties performing particularly well in Western Sydney, after buyers had been priced out of the inner city.
“Clearance rates remain high which suggests that buyer demand is still strong, and typically when properties don’t sell, it is due to sellers expecting more than the market is prepared to pay,” Mr Pattaro said.

“It truly was a cracking auction, with bidding starting just below the reserve price and six of the buyers bidding very actively,” Mr Gordon said.
“A private family purchased the home, with the majority of interest coming from local families. The seller is moving on to a retirement home, after being here for 53 years, so it was a very special day,” Mr Gordon said.

“The sellers are absolutely thrilled; this is the third property that I’ve sold for them over the past 25 years so they are very valued clients,” Mr Capra said.
“The winning bidders were a family from Coogee who were searching for their dream home.”
Mr Capra said while it was exciting to be back auctioning on-site, the market was just as strong and robust during the locked-down online auctions.

“It was an extremely exciting auction, with two final parties battling it out until the end,” Mr Garabedian said. “Lakemba is very interesting at the moment; these prices are phenomenal and the results of the last few months have really set a new standard in this suburb.”

“The backyard entertainment area was the major drawcard for this campaign; we marketed it as the great Australian dream. It is also on a 782sqm which is very hard to come by around here,” Mr Haq said. “The winning buyer was a young 26-year-old businessman who is going to live here. He was confident from the get-go when he arrived and parked his Lamborghini in the driveway!” The sellers, who were thrilled with the result, are having a lifestyle change and are relocating to Queensland.
BRISBANE
Ray White Queensland Chief Auctioneer Gavin Croft said the theme of the day was strong buyer demand, however the gap between seller expectation and buyer position was starting to widen. “We are noticing the rising level of seller expectations, which many of the buyers simply cannot meet. We are seeing excellent results though across the state, and properties still selling for a premium due to both local and interstate buyers pushing up demand.”

“We had two interstate phone bidders, and 22 local buyers onsite. The winning bidder was one of the phone bidders from Sydney,” Mr Sellars said.
Mr Sellars said while there had certainly been an increase in interstate interest, he believed the most demand was still coming from local buyers.
“When people have the ability to physically see property, it increases the emotional attachment which can’t completely be replicated through facetime or virtual inspections. We are expecting more interstate buyers to come up here and have a look physically, once the borders open.”

“The winning bidders were a Sydney family who were bidding by phone,” Ms Mastrapostolos said.
“We have seen a massive influx of interstate buyers, who are buying properties in Brisbane sight unseen. This is a beautiful, mid-century home in immaculate condition and quite a unique property which drew in the interest of so many buyers. Now we just need more listings to fill the demand from the under-bidders,” she said.

“We had a brilliant crowd come along to watch today. Of the nine registered bidders we had, three were phone bidders from rural New South Wales, Melbourne and the Sunshine Coast,” Ms O’Dea said.
In keeping with the theme of the day in Brisbane, the winning buyer was the phone bidder, a family from New South Wales.
MELBOURNE
Ray White Victoria and Tasmania CEO Stephen Dullens said the rapid recovery across Melbourne continued to roll on.
“In the last week we launched nearly 500 new listings to market across Victoria, which is the highest weekly number on record in the Ray White group. Sellers are seeing the strong results and have confidence in the strength of the market, which also means more choice for buyers,” he said.
“We are expecting an extremely strong period right up to Christmas and into 2022,” Mr Dullens said.
Chief Auctioneer Matt Condon said the average number of active bidders per auction still remains very healthy.
“Due to the weather today, crowds were made up mostly of serious bidders but it didn’t dampen the auction results,” Mr Condon said.

“The auction actually started at $1.25 million, which knocked out a lot of the bidders straight away, and in the end the winning bidders were a young couple who just sold an apartment around the corner,” Mr Conboy said.
“This was a special sale; it was a deceased estate for a lady without children, who left all proceeds to charity. She loved animals and horses, so it is wonderful for the RSPCA, Living Legends and Donkey Rescue,” he said.
“The late owner and her husband built the home in 1956, and it still has its wonderful, original design, and reminds me of fond memories from my own grandparents home,” Mr Conboy said.

“The seller was absolutely thrilled that we could achieve this result for him; he is relocating to Burwood,” Mr Liu said. “The winning buyers were a local family. We had a range of interest from all sorts of buyers; families, investors and even developers because of the size of the block,” he said.
ADELAIDE
Ray White South Australia Chief Auctioneer John Morris (pictured below) said the momentum doesn’t seem to be slowing down in the lead up to Christmas.
“There is still time for some lucky buyers to get their foot in the door now, and be moved into their new home for the festive season,” Mr Morris said.
“We are sitting at 6.6 average registered bidders, which is slightly down, however participation remains at a high and the clearance rates remain high,” he said.

“The winning buyers were a local Greek family who are going to subdivide it and build a house for their children on the large block,” Mr Psarros said.
“It was a deceased estate sale, and the home had been in the same family since migrating here from Italy many years ago. It was a very emotional day,” he said.
“We ran a very strong local area marketing campaign for this property and were thrilled to attract so many bidders here on the day.”

“It was all about the view with this home, and we are thrilled for the private local buyer who bought it and plans to leave it in its original state for now,” Ms Sorensen said.
“This original home has never been sold since it was built in 1968,” she said.
