MORE than $8.8 million worth of property changed hands last night in Sydney’s Hills District, when Ray White Castle Hill cleared 80 per cent of its 11 properties on offer at an auction event.
Ray White Corporate auctioneer James Kerley held the crowd of more than 350 would-be buyers and sellers in the palm of his hand for 2.5 hours at the Luxe Room at Castle Hill RSL.
With 51 registered bidders, most of whom were active, the highest price achieved was $1.405M for a huge five bedroom luxe home at 4 Melvey Place, Castle Hill (pictured here) which was sold by gun agent Matthew Langdon and had seven registered bidders on it.
Mr Langdon quickly backed his sales record up last night when he sold a more modest four bedroom brick home at 2 Jenner Road,. Dural for $1.262M.
“We’ve had big numbers of inspections much earlier this year, and we have had huge traffic to our online ads on realestate.com.au. The market is coming back and most of my buyers are all local upgraders,” Mr Langdon said.
Philip Kelly, who is the owner and director of Ray White Castle Hill, said his team cleared nine properties last night under the hammer - mostly all family homes to local buyers - with negotiations underway on the remaining two.
“Forget what other people are saying in the media, we have kicked off 2019 on a high note. We had more than 200 people to our inspections in the first weekend in January. There are buyers out there looking in their droves,” Mr Kelly said, who has 13 years experience selling real estate in the Hills district.
All 11 properties were strategically launched live to the market on Christmas Eve.
“It made sense to us to launch these properties to the market at a time when people were on leave and had time to look. Most of our competitors took time off over Christmas but we worked hard for our vendors and the result is now evident,” he said.
“We looked at the Christmas break as an opportunity while our competitors were asleep.
“We know auction campaigns create competition for our vendors, which has been proven, yet again.
“There were a number of people who bid across multiple properties too which shows strong buying intention.
“Actually I probably wore out a pair of shoes with the amount of floor work I did,” said Mr Kelly with a chuckle.
Ray White Sydney Metro CEO Andrew McCulloch said there was no better way to sell than at auction.
“We are finding a much higher conversion rate of listing to sale through the auction process with days on market also being significantly lower with a premium price,” Mr McCulloch said.
“While everyone was on holidays, our members at Castle Hill were working hard for their vendors and last night was proof that auctions work in any market.
"Right now we are in a balanced market, and there’s still great prices being achieved across my network and the Ray White group as a whole.”
