RAY White Broadbeach prestige specialist Sam Guo said right now the Gold Coast luxury market was “not too hot and too cold - it’s like a Goldilocks market, it’s just right”.
“We had a slower start to the year but February was very busy with some very big sales in the $4M-$6M bracket,” Mr Guo said.
He confirmed the lavish hinterland home at 483 The Panorama, Talli had now sold for $4,200,000.
The five bedroom home at 483 The Panorama, Tallai was built by Frank and Jenny Mesiano in 2001 as a base to raise their two children.
Mr Mesiano said Sam Guo and Julia Kuo were "exceptional real estate agents and extremely hard working. "We will not hesitate to use them again and again and again."
“We may not have the same volume of buyers as we did a year ago but the quality is very good.
Mr Guo said unique properties were attracting quality buyers who are smart and educated about the market.
Mr Guo also just sold the flawless four bedroom house at 21 The Promenade, Isle of Capri (pictured here) for $3.32M. This house sits on a 584sqm block on one of this suburb’s most prestigious streets.
“Buyers know the market has slowed somewhat and the buying power is on their side so they stand firm on their offer, but even so, we are still getting 1-2 good offers on our stock,” Mr Guo said.
New to the market. Mr Guo and his sales partner Julia Kuo are marketing this six bedroom secluded coastal estate at 64-66 Charolais Cres, Benowa Waters via an expressions of interest closing on March 18.
Mr Guo said this immense home (pictured here) was set on two titles, facing due north, with a 60m water frontage.
“The combined size offers a sprawling 2015sqm estate. The property features a light-filled indoor and outdoor living and dining areas, a championship tennis court and the wine cellar and tasting room of your wildest dreams," he said. “This secluded and extremely private sanctuary boasts all the hallmarks of modern living while still oozing classical warmth and charm.”
Meanwhile in Sorrento, Mr Guo and his sales partner Julia Kuo have just listed the contemporary waterfront mansion at 26-28 Donegal Cres (pictured above).
The expressions of interest campaign for this five bedrooms, five bathrooms and eight car garage is expected to attract huge interest locally and overseas.
Mr Guo said no doubt Chinese buyers were still active and interested in the Gold Coast.
“You just need to know how to do business with Chinese buyers,” Mr Guo said, who was born and raised in Sichuan province, famous for spicy food and giant pandas.
“My Chinese heritage is definitely a big advantage in my sales success. The Gold Coast prestige market is emerging especially in the Chinese community, so it has become my unfair advantage being a local agent from a Chinese background.
“I always believed that champions normally have different weapons, they are not just good at one thing, they normally are strong at many things.”
