The largest privately owned parcel of land at Labrador on the Gold Coast has been sold to leading Queensland residential aged care provider Ozcare by Ray White Commercial for $7.5 million.
The 30,000 sqm site at 74 Usher Avenue, Labrador, was sold following an Expressions of Interest campaign by Tony Grbcic of Ray White Commercial Burleigh on behalf of Cheryl Ross.
“This property has been held by the vendor since 1978 when it was purchased for just $14,000,” Mr Grbcic said.
“The marketing campaign for the site was targeted at the Asian market as well as local developers.
“Five written offers were submitted to the vendor before Ozcare’s proposal was accepted.
“The vendors were seeking an uncomplicated offer and accepted Ozcare’s proposal above the others on the table.”
Ozcare, a leading not-for-profit organisation which provides a diverse range of quality health and human services at more than 60 locations throughout Queensland, already own land adjacent to 74 Usher Ave and have an aged care facility there.
“More than 15,000 Queenslanders benefit from Ozcare’s aged and community care, including health and support services,” Mr Grbcic said.
“Ozcare plans to use the purchased site to expand their existing facility.
“As well as being a substantial site, the property enjoys close proximity to Harbour Town, the Gold Coast University Hospital, Griffith University and has easy access to the M1 Motorway.”
Tony Grbcic and his son Adam joined forces with Ray White Commercial Burleigh late last year in a significant development for the agency.
The Grbcic’s former boutique agency Just Real Estate had achieved close to $20 million in sale transactions during the second half of 2014 and by joining forces with Ray White it has given them the opportunity to take their business to the next level.
