Ray White Broadbeach agent Troy Fitzgerald is expecting to be run off his feet given the early interest in 7 Awoonga Ave, Burleigh Heads ahead of its auction later this month.

“Early level of interest is huge. I've had consistent enquiry from locals, interstate and overseas buyers. With its position we were always going to be run off our feet with this one,” he said of the property which sits right on the famous Tallebudgera Creek.

This sought after location in the ‘Koala Precinct’ is situated among tightly held properties that rarely come up for sale.

“You can start your day stand up paddle boarding in your front yard,” he said.

“I have had quite a lot of inquiry from interstate buyers looking to land bank or hold as an investment. And it’s surprising how many people have contacted me looking for blocks of units on the Gold Coast too,” he said.

“There are no comparable sales in the area, there has only been one sale on this street in the last six years.”

Mr Fitzgerald sold 2 Elanora Drive (on the corner of Awoonga Ave and Elanora Drive) in 2017 for $2,550,000 with 52 registered bidders which is directly on the water. And two streets back from the water, 6 & 8 Ikkina Road sold at auction in February for $1,965,000 which was a double block with no views.

The property has been owned for almost 30 years by 85-year-old Denise Kuhne, who now lives in Helensvale.

Mrs Kuhne’s eldest of four children, Susy Aghajani, said her mum loved every single day of the 10 years she lived there.

The extended family of with 12 grandchildren all met up for lunch at the house every Sunday for family day where their mum would cook up beautiful dishes or a barbecue across the road.

“The grandkids would be so excited playing in the park, swimming and fishing in the tinnie. We all loved the area with the local shops and fantastic cafes where we would often go and then all meet back at mums,” Mrs Aghajani said.

“Our memories are one of much happiness of wonderful family gatherings, cousins running around playing together, Easter egg hunts, Christmas lunches, many Birthday parties and simply a place to get away from the work week.

“Mum always felt she was on holidays with the beautiful views to the water from her living room and enjoyed having chats every day with the locals and tourists on her daily walks with her dog, she said there was life there but still a tranquil and safe place to live.

“Mum will miss saying she owns a once in a lifetime property with opportunities for development.

“Whoever ends up living or owning this unique property will be a very lucky person.”

The property goes to auction on-site at 10am on April 27.
