In Sydney, 100 auctions are scheduled to continue online this Saturday while in parts of Queensland the three day lockdown is currently set to end on Friday at 6pm. Ray White Queensland has transitioned nearly 100 auctions online during the week while on Saturday there are 23 auctions booked in Brisbane. Meanwhile, it’s currently business as usual in Melbourne and Adelaide where on-site auctions are permitted with varying restrictions.Despite some cities in lockdown at the end of June, the month has shaped up strongly. The Ray White Group scheduled 2,370 auctions throughout the month while the clearance currently sits at 76 per cent. Average registered bidders are up on this time last year at six and average active bidders have also increased from last year to 3.5.Throughout June, 21.60 per cent of all Ray White auctions sold prior. But sellers who proceeded to auction day achieved on average almost 13 per cent more on their sale price than if they had taken the highest offer prior. After a mostly digital 2020, Sydney buyers aren’t daunted by online auctions and are expected to flock to virtual platforms on Saturday. Ray White Taylor and Partners director Jeremy Brink is expecting a large online audience for the auction of 91 Barcom Ave, Darlinghurst. Despite the last week of the campaign occurring during lockdown, Mr Brink said he’s had a host of buyers inspect the property.“It’s the first time this house has been on the market in 34 years so buyers are eager not to miss out,” Mr Brink said.“Most of the buyers are looking to do significant renovations and either hold it as an investment or sell it.”Ray White Parramatta associate director Broderick Wright said North Parramatta has become hot real estate. His online auction for11 Bellevue St in the suburb is expected to attract some serious competitive bidding as buyers jump at the chance to get into the desirable location.“North Parramatta is a good example of the creation of a premier pocket within the area. It’s more residential and family friendly while still being within close proximity to the Parramatta CBD,” Mr Wright said.“We’ve received interest from first home buyers as well as locals and buyers wanting to get their foot in the door of this part of Parramatta.”No. 4/2 Cardigan Lane, Camperdown (pictured above) will also be one to watch this weekend. In Melbourne, auctions are continuing on-site this weekend as usual. Ray White Rowville sales manager Nick Strilakos will finish off the auction campaign of 17 Jacob Dr, Rowville (pictured above) after 58 groups inspected the property in only 12 days. The Rowville agent said he’s had almost every segment of the buyer pool at open homes.“The property has attracted everyone. We’ve seen first home buyers, young families, downsizers and even some investors,” Mr Strilakos said.Meanwhile, developers and families in the market for a good block of land to build their dream home have struck gold with the 661sqm corner block at 25 Mary Ave in the heart of Highett. Selling agent Matt Morris of Ray White Ferntree Gully said he is expecting a huge turnout on Saturday and some very competitive bidding.
In Brisbane, the lockdown is expected to end on Friday, however Ray White Queensland is well prepared to pivot to online auctions on Saturday just as the network has during the week.In the sought-after suburb of Wishart, Ray White Rochedale agent Ryan Poh is expecting a bidder battle after more than 100 buyers inspected 3 Suffolk St.“We have had 50 to 60 groups at every open. There’s been a lot of interstate buyer interest as well as buyers from the suburb and even the same street so it’s been very mixed,” Mr Poh said.The Sunshine Coast is one of the fastest growing markets in Australia with interstate and intrastate buyers rushing to take advantage of the desirable lifestyle the area offers. Ray White Mooloolaba agent Fiona Rawson has experienced this first hand with interest on14 Ellendale St, Maroochydore (pictured above) coming from as far as Darwin and Cairns. The Mooloolaba agent also added that she is not just seeing interest from out of town buyers.“We aren’t just dealing with interstate buyers, we are also seeing real confidence from local buyers as well,” Ms Rawson said.“Many have been young couples wanting to start a family and drawn to the lifestyle benefits the Sunshine Coast offers.”The result on Saturday will be particularly interesting as the vendors bought the property in April last year and have done a full renovation on the home. Ms Rawson said she is curious to see what difference a year and a renovation has made.
In Adelaide, auctions are continuing mostly as normal with the addition of several restrictions and with quite a few impressive campaigns coming to an end this weekend it’s impossible to choose just one standout.Powerhouse auction agency Ray White Norwood will have several highlights including agent Nick Rogers’ 1 Curzon St, Camden Park (pictured above) auction. Mr Rogers said he’s overseen about 45 inspections over the course of the campaign with a mixed range of buyers attending open homes.“We have had a range of buyers looking at this house. There have predominantly been home buyers but we’ve also had a couple of developers and given the nature of the property, I wouldn’t be surprised if we have more come on the day who previously haven’t been involved in the campaign,” Mr Rogers said.
Meanwhile, fellow Ray White Norwood agent Nick Borrelli is auctioning 9 Trebbiano St, Wynn Vale which is a suburb not typically known for auctions but has received a great response since going live. Other Norwood agents Ryan Stapleton, Andrew Baldino and Stefan Siciliano are expecting big results at 19 Princes Street, Prospect, 1D Cooke Cres, Royal Park and 60 Beatrice St, Prospect respectively.
Ray White Marion & Brighton selling principal Scott Robinson has received a great response for 21 Boyle St, Marion which goes to auction this weekend while Ray White Port Adelaide principal Nick Psarros is also expecting some solid bidding at 47 Duthie St, Ferryden Park on Saturday.
