DESPITE most of Australasia still on holidays last week, the Ray White network conducted 181 auctions from Yamba to the Gold Coast.
Some 6000 people attended the leading group’s auctions with the average crowd size sitting at 36 people, and just over three registered bidders per property.
The Ray White NSW network recorded a 62 per cent preliminary clearance across the state, with 67 per cent in Sydney alone.
In Victoria, Ray White's members cleared 58 per cent across the state, with 67 per cent the preliminary clearance in Melbourne alone.
Ray White’s Brisbane agents recorded a preliminary clearance on Saturday of 52 per cent, while the New Zealand network cleared 58 per cent.

Ray White Broadbeach agent Troy Fitzgerald received quite a lot of media attention for his prime listing right on the bank of the famous Tallebudgera Creek. There was a crowd of 100 people and 17 registered bidders vying for the block of three flats at 7 Awoonga Ave, Burleigh Heads which ended up selling to a local couple for $2.04M. The property had been owned for almost 30 years by 85-year-old Denise Kuhne, who now lives in Helensvale. Ms Kuhne’s eldest of four children, Susy Aghajani said her mum lived there for 10 years when she bought it and she was very happy with the final result. The extended family with 12 grandchildren used to all meet up for lunch at the house every Sunday for family lunch. “Our memories are one of much happiness of wonderful family gatherings, cousins running around playing together, Easter egg hunts, Christmas lunches, many birthday parties,” Mrs Aghajani said.
Drilling into the data, the highest number of registered bidders for any auction last week conducted in the Ray White network was in Brisbane at 14 Dunrod St, Holland Park.
Ray White Bulimba sales agent George Trovas said there was 18 registered bidders for14 Dunrod St, Holland Park and seven of them were active in the auction.
“The property was owned by an older couple who had lived there for more than 40 years. I have actually known the family for 40 years too so I was delighted to achieve such a good result for them.”
Mr Trovas, who was also the auctioneer, said less than 15 minutes before the auction started there was only seven buyers registered.
“I ducked out the back of the house with less than 15 minutes to go to let the family know there was seven registered and by the time I came back there was 18 and many of these were developers who had registered sight unseen but everyone could see the house offered a good opportunity to sub-divide,” Mr Trovas said.
“The auction kicked off at $895,000 which probably knocked a few people out from the get go and from there it quickly jumped to $900,000 and kept going. When it got to $995,000 it was announced on the market and when we passed $1M there was a round of applause from the crowd. All up there was 31 bids and the entire auction lasted less than 15 minutes.”
Mr Trovas said a young family from Indooroopilly bought the property, with plans to eventually split the block.
“It was the perfect outcome and it was certainly an emotion charged auction but my vendors are happy with the result and they can now move on to the next phase of their lives.”

Mr Peereboom said it was promising to see a strong Saturday after the Easter period. “I personally conducted eight auctions and five sold and it was great to see buyers were very confident when bidding. Bidding registrations were also up across Queensland, indicating more people are getting their finances in order to get in a position to bid which is giving sellers an opportunity to sell on the day,” Mr Peereboom said. “The one thing we are so proud of is bringing buyers to the table and giving our sellers the opportunity to get an unconditional sale under the hammer. ”

Mr Pattaro said next week was looking even busier.
“NSW Metro had an outstanding week and cleared 72 per cent of its auctions on the day. Attendee numbers have increased dramatically to see more than 40 people attending our auctions, and the most promising statistics we have is registered bidders in Metro is now at 5.2 registered bidders, and three of these are active bidders, which is an extremely promising sign for the market moving forward.”
According to Ray White’s real time auction data, the most expensive property sold at auction last week in the entire network was in the beautiful coastal location of Yamba, in NSW.
Ray White Yamba principal Daniel Kelly sold the four-bedroom property affectionately known as ‘Seaview’ at 15 Link St, Yamba under the hammer for $2.170M.
“The property is a superb example of coastal architecture delivering what is arguably one of Yamba's finest homes,” Mr Kelly said.
“It was a hotly contested and exciting auction with six registered bidders and five of them were active.”
Ray White NSW Blue CEO Jason Andrew was the auctioneer on the day.
“There was huge interest in this property which was owned by a family from Armidale as their holiday home. It was bought by an expat couple who are based in Singapore and they’ll use it as their holiday home now too. We had 116 groups through the property during its campaign, and it’s biggest point of difference was the fact that it was only built in 2015 and many of the houses on the hill are much older,” Mr Kelly said.
Meanwhile, Ray White Victoria Chief Auctioneer Matt Condon said there was an exciting rise in buyer numbers leading to solid clearance rates across the state. TAP HERE TO LISTEN
“The main thing we are seeing on the ground is a big increase in the amount of traffic and inspections in the 3-4 weeks out from auction, which is relaying through to the fact we have so many active bidders at the moment which has helped underpin the strong clearance rate of the last few weeks,” Mr Condon said.
“When we are seeing properties announced on the market we are seeing a second wind in buyers, once they know they are playing for keeps, we are seeing bids back and forth.
“If buyers see competition, it gives then that social proof that they are not paying too much for the property.
“Last week Ray White Victoria conducted some 30 per cent of all auctions in Victoria.”
