THIS weekend the Ray White Group has 317 properties scheduled for auction across the country as volumes continue to grow week on week.

Last week the leading group saw a jump in the number of active bidders to 4.1 bidders per auction which is a strong sign of confident buyers on the hunt while crowds swelled to more than 40 people per auction.

Victoria’s auction market will boom this weekend with 128 auctions around the state following on from a Saturday that saw an 85 per cent clearance rate on the day.

Overlooking the Plenty Gorge and parklands in outer Melbourne, 9 Teatree Drive, South Morang is on the market and Ray White South Morang selling director Nick Petrovski said it’s a great buy for those looking for something smaller.

“The interest has come mainly from first and second home buyers but there has also been some strong interest from the older generation looking to downsize,” Mr Petrovski said.

“To date, we’ve had a large number of groups come through and we’re expecting more with several inspections still to come.

“We’ve also seen quite a few groups come through who have recognised the property from advertising in The Herald Sun and as property of the week.

“And what better place to downsize than to somewhere that has a great location overlooking the parklands?”

In Melbourne’s south east, Ray White Rowville’s Nick Strilakos is anticipating a great result this weekend for 29 Erie Avenue, Rowville.

“The numbers show that it’s looking really good for the weekend - we’ve had 120 groups come through and they’ve mainly been families looking to live in a family friendly suburb like Rowville,” Mr Strilakos said.

In the northern Melbourne suburb of Mill Park, 3 Nobelius Court is about to go under the hammer this weekend. Ray White Mill Park director Kon Kouvas said he has seen a lot of interest in the four bedroom house which he thinks will translate to a high number of bidders on the day.

Ray White Bundoora is also getting ready for a big weekend with 2/10 Arthur St, Bundoora, 279 Greenwood Drive, Watsonia, 6 Snake Gully Drive, Bundoora, 10 Stymie St, Kingsbury and 7 Roberta Court, Bundoora - which have all had strong interest across their auction campaigns.

Steve Yuen of Ray White Forest Hill is expecting a cracking auction for 1/6 Gilbert St, Mont Albert which he said has appealed to a broad buying group including first home buyers, downsizers and investors alike.

Also on offer in another of Melbourne’s outer suburbs is 7 North Haven Drive, Epping which Ray White Epping selling agent Vanny Bains said has had a lot of interest due to its prime location and family friendly features.

In New South Wales, Ray White Caringbah principal Wendy Samrani had an outstanding Saturday last weekend and is ready to back it up with another success at 41 Telopea Avenue, Caringbah South.

“At the moment, we’ve sent out 25 contracts and will likely send out more today,” Ms Samrani said.

“Interest has mainly been from developers - some of them looking to rent it out and some to develop straight away.

“Many of the developers we’ve seen are those who missed out at last weekend’s Ultimo Street auction as the properties are similar, however Telopea Avenue is a bigger block of land with wider frontage.”

Ray White Upper North Shores’ partner and selling agent Matt Bolin is confident about the four bedroom Georgian inspired 18 Charlton Avenue, Turramurra which he said is looking great for Saturday and will sell.

Up north in Queensland’s Sunnybank Hills, 32 Park Avenue is on the market after a successful auction campaign that will wrap up Saturday afternoon.

“The house is in a really good school catchment and this has attracted a lot of interest,” Ray White Sunnybank Hills general manager Gordon Sui said.

“We’ve had around 40 to 50 groups look through the property which I think will convert into a lot of interested buyers.

“The interest has mainly come from families who are looking for something bigger with about 50 to 70 per cent looking to upsize and make use of the school catchment.”

Queensland’s Sunshine Coast will be well represented again after two premium properties went to auction in the region last week. It’s Maroochydore’s turn with 18 Surf Road ready to be sold to the highest bidder.

“The house is on a little street, really close to the beach and the area is very family friendly as well as having a lot of downsizers,” Ray White Maroochydore selling agent Jason Mills said.

“We’re definitely seeing a lot of early families and downsizers interested in the property which is on trend for the neighbourhood.

“We are feeling confident about the auction, especially since just down the road we had a recent success with 57 Maroubra St which had 11 registered bidders and sold considerably above the reserve price.”

Also on the Sunshine Coast, Ray White Mooloolaba is representing 34 Neerim Drive. Selling agent Simon Howe said very few properties become available in the area and when they do they attract great attention.

“Enquiry has been widespread with locals, buyers from Brisbane and interstate interest and within the first week of the campaign I already had pre-registered bidders for this Saturday’s auction,” Mr Howe said.

Also on the market and expected to do well on Saturday is 19 Gray St, Newmarket being represented by Ray White Alderley’s Kim Ridings.

In the Canberra suburb of Cook, the creatively designed 9 Ellis Place is a rare find that’s about to have new owners after this Saturday’s auction. Ray White Canberra senior selling agent Andrew Lonsdale said the area has attracted a lot of buyers recently who are looking for a more high end lifestyle.

“Our interest in the property has varied but for the most part it’s been retirement age buyers and young professional couples,” Mr Lonsdale said.

“I think the single level, high quality finish of the house will appeal to a broad audience and that’s why we’ve seen 170 groups come through during inspections and 55 have taken contracts.

“That number represents the most people I’ve ever had through a home during a campaign in my decade of selling real estate.”

In South Australia, leading agent Stefan Siciliano of Ray White Norwood is representing two properties going to auction this Saturday. Mr Siciliano said that 6 Wingate St, Greenacres (pictured above) and 67 Branson Avenue, Clearview are similar and is expecting to see bidding action from buyers wanting to develop the properties.

“Both are on a corner block, about 8kms from the city and being sold by elderly people looking to downsize,” Mr Siciliano said.

“We’ve had about 40 groups come through both properties and are expecting them to go to developers - either local or from interstate who want to buy into a redevelopment hotspot that’s also still affordable for families and first home buyers.”
